At their June Monetary Policy Board Meeting the RBA decided to keep the cash rate on-hold at 4.35 per cent, the first meeting this year that rates weren’t increased.

Although inflationary pressures remain elevated there has been some slowing over recent months. Furthermore, economic growth has slowed, consumer sentiment is very weak, business confidence and conditions have reduced and the unemployment rate continues to trend higher.

After three consecutive interest rates hikes this year it signals that the RBA has now bought themselves some time to see how the economy reacts to these increases.

For mortgage holders the decision to keep rates on hold offers them a reprieve however, they should be aware that inflation remains too high and there is a possibility that interest rates will have to rise further to curtail these pressures.

For those buying or selling there may be an increased level of urgency to transact sooner rather than later because later may mean higher borrowing costs for buyers and reduced pool of buyers for those selling. In fact, the changes to negative gearing and the capital gains tax discount announced in the budget have already seen housing demand slow and buyer numbers thin.
