Before a property is listed for sale in NSW, the vendor has legal obligations most buyers don't know about.

It's called a Vendor Disclosure - and it matters.

Under NSW law, vendors must attach certain documents to the contract of sale before the property is marketed. This is called the prescribed documents and it typically includes:

- A copy of the title (showing ownership and any encumbrances)
- A diagram showing the land boundaries
- A sewerage diagram
- Any zoning certificates from council
- Details of any easements, covenants or restrictions affecting the land

Why does this matter to you as a buyer?

Because these documents can reveal things that significantly affect the property's value or your ability to use it the way you intend.

A covenant might restrict what you can build. An easement might affect where you can extend. A zoning certificate might limit how the land can be used.

This is exactly why we review the contract and all attached documents before you sign anything.
