I had the pleasure of selling this home in 2023 to a great buyer who made the move down from Sydney for a change of lifestyle. Not long after the purchase, life took him in a different direction, as it often does, and we managed the property as a rental for the past 2 years.

When the time came, the decision was made to sell the asset.

There is a lot of talk at the moment about the market softening, but good properties that represent value in quality suburbs like Thirroul are still moving. No matter what is happening globally, people still need to move, grow their families, retire, and chase the lifestyle they have worked hard for.

This home offered exactly that.

A great home in a small complex, with flat and easy access to the beach, shops, Thirroul village and the Austinmer ocean pools. It is the sort of lifestyle many people dream about, and the purchaser saw that straight away.

They were not distracted by the media, the negativity, or the noise after the Federal Budget. They saw what I saw, a quality home in a great location and an opportunity worth acting on.

So not a lucky buyer, but a well researched and market educated buyer.

Congratulations to everyone involved, and I wish both seller and buyer all the very best as life takes them into their next chapter.

Off market selling has its place, but it should not be the default.

Since Covid, the rise in off market selling has been huge. In some cases it works well, but in my view it is too often overused or used as a tool to win business rather than as the best strategy for the seller.

If you are thinking of selling, it is worth asking a few simple questions.

Why limit your buyer pool from the start?
Why keep your property quiet?
Why avoid exposing it to the platforms buyers are using every single day?

realestate.com.au and domain.com.au are multi billion dollar businesses built for one main purpose, to connect buyers with properties for sale. They are not there by accident, and they are not small players. They attract huge buyer traffic every day, and that exposure matters.

Across the Illawarra, suburbs are generating thousands of searches every month, in some cases anywhere from 10,000 to 60,000 searches. That level of activity is hard to ignore, and no local database comes close to that kind of reach.

Off market can absolutely work, but if your property is not being properly exposed, there is every chance you could be leaving money on the table.

If an agent is recommending an off market approach from day one, sellers should ask why. Is it truly the best strategy for the property, or is it simply the easiest way to secure the listing and test a small pool of buyers first?

My advice is simple.
Get educated.
Ask the hard questions.
Make sure your property is being shown to the full market, not just a handful of buyers behind closed doors.

Being asked to sell a family home is no small thing, and it’s something I genuinely respect.

This recent sale in Austinmer is one I’m proud of, not simply because it sold, but because of the effort this family put in to give themselves the best chance in a changing market.

I sold for this same family around 10 years ago, and I still talk about that sale today. The reason I still talk about that one, and why I’ll talk about this one too, is not just the result, it’s the effort they put in, the trust they showed, and the way they took on advice around presentation and improvements to help achieve the sale.

They listened, asked questions, worked hard, and added their own list of tasks to make sure the home was presented at its absolute best. The changes made in the lead up to going on the market made a huge difference.

Although we didn’t quite reach the exact price we originally hoped for, we did secure a sale in 28 days, at a time when other homes in Austinmer were still sitting on the market or had been withdrawn.

So, while the price may have been a little under where we first aimed, I’m proud of the result. More importantly, I’m proud to have helped this family move on to the next stage of their lives.
