Last night’s budget is shaping up as one of the biggest housing policy shifts in years.

Here’s what matters for property 👇

🏡 1. Negative gearing changes

The government has abolished negative gearing for future investors buying established properties from 1 July 2027.

Existing investors who bought properties prior to 12 May 2026 will be grandfathered with exemptions until they sell.

New builds will keep concessions to encourage construction.

💰 2. Capital gains tax overhaul

The 50% CGT discount is being abolished and replaced with an inflation indexed system for future investments with a minimum 30% tax rate applied. This change applies to both property and shares.

The government says this is aimed at improving housing affordability and helping first home buyers compete.

🏗️ 3. Housing infrastructure funding
A new $2 billion housing infrastructure fund was announced to help councils unlock around 65,000 new homes through roads, power, water, and sewer upgrades.

States will need to commit to faster approvals and more land for housing.

This budget signals a long term structural shift in how housing is taxed and supplied in Australia, not a short term tweak.
