Australiaโs housing market continued to lose momentum over the three months to May 2026, with growth slowing across most capitals and weakness deepening in Sydney and Melbourne ๐
๐ Perth: Still leading at +4.8% ๐๐ฅ
๐งก Darwin: Rebounded strongly to +5.2% ๐
๐ Brisbane: Moderating to +3.4% ๐
๐ Adelaide: Steady at +2.8% ๐ช
๐ Hobart: Holding at +2.4% ๐ค๏ธ
โค๏ธ Canberra: Turned negative at -0.5% ๐ฟ
๐ค Melbourne: Weakened further to -2.3% โ๏ธ
๐ค Sydney: Softened to -2.1% ๐
๐ฌ Perth and Darwin continue to outperform, although Perthโs momentum has eased noticeably compared to late 2025 and early 2026 peaks. Brisbane and Adelaide remain positive but are also showing signs of moderation.
Meanwhile, Sydney and Melbourne continue to weaken, highlighting growing affordability pressures, softer buyer sentiment and borrowing capacity constraints in higher-priced markets.
