Attention gardeners. Did you know our Yandina mobile library is participating in the free seed library?

We visited today and while there are some seeds available, the range could be better. If you have seeds saved from your garden there are envelopes available to identify them for sharing.

Fruit, vegetable, flower and herb seeds are welcome. We have waaaaay too many bok choy seeds saved which we will contribute next visit. Come and pick up some seeds and bring your surplus.

The mobile library is in town on Wednesdays but feel free to drop your spare/surplus seeds in to the office at the end of Stevens St, and we will add them to our own.

Currently available are red lettuce, red onion, butternut pumpkin and rocket.

With all this persistent rain there are a lot of potholes and other things needing Council attention.

Did you know there is an app you can download called Snap Send Solve which allows you to send a photo direct to Council and log the enquiry all in a matter of seconds, rather than staying on hold on the phone or needing to navigate the council website.

We have found this is the quickest way to get an issue resolved, the response times seem to be very fast.

Why is engaging a local agent with an actual physical shopfront old school enough to be cool?

We get that lots of property enquiry happens online these days. But it’s worth understanding what happens before buyers enquire on properties.

They research, they visit the area, check out property prices both online and in person, they get a “feel” for the place they are considering moving to. We get to brag about our great coffee shops and restaurants, how friendly and helpful our locals are, how relaxed the Hinterland lifestyle is and invite them to come to visit our markets, get a massage or top up their pantry on local produce.

This morning we had the opportunity to have a couple of long chats with people “just looking” in our window. They all commented on how pleasant it was to speak with a real person and get their questions answered, and that so many agents don’t even reply to emails and phone messages - we hear that ALL the time.

So while we advertise our listings online like every other agent, we haven’t forgotten the value of personal service, a long chat listening to their needs and an invitation to stay in touch on suitable properties.

Technology is great, but good business is built on relationships, personal service and actual follow up in person, not just a name in a database. People are hungry for connection and community, and it all starts with a warm hello and a big smile.

Here's a quick snap shot for you

Based on the last 3 years sales figures for Yandina the busiest sales periods have been February to March, August and October to Mid November. But in reality the only truly quiet periods have traditionally been very short lived and not much different to peak periods. It's quite common for there to be a lull during an election, for a couple of weeks at the end of financial year and briefly over Christmas.

The takeaway? The best time to sell is when it suits you!

The second table shows the number of sales per year, with 2020 to 2023 being very consistent. It also shows market growth or retractions over the last 10 years with a huge jump in values during 2021 where a bit of panic seti n to the market, but has since returned to more normal growth figures.

Well what a breath of fresh air this gorgeous organic foodie hub is. Marian is friendly and knowledgeable and was more than happy to source a slightly unusual spice for me.

It’s great to see such a wide range of staples available in the bulk bins, alongside of stocking our favourite cleaning products, and even a cheeky new oil for the office difuser.

Better still its in easy walking distance from our office. Thanks for the chat Marian.

Got to love it when our regular visitor is a real life version of our company logo. This fella is just going through a moult to his brilliant adult colours. He’s a regular, popping through for snacks and raiding the cherry tomatoes.

Obviously he’s a wild bird but he’s hung around since his parents hatched a new brood.

What shall we call him?
