A fascinating new report from Gate-away.com, authored by Emanuela Voltattorni, reveals the profile of the international buyer looking for a home in Italy in 2026.
Key insights:
🇮🇹 Buying a home in Italy is increasingly about lifestyle, not investment. Only 4% of buyers cite financial returns as their primary motivation.
🏡 The typical buyer is:
• Over 55 years old (83%)
• Well-educated (51% hold a university degree)
• Married or in a long-term relationship (75%)
• Primarily from the USA, UK, Germany, Canada, and Northern Europe
🌿 Why Italy?
• Quality of life (71%)
• Climate and nature (47%)
• Art, culture, and traditions (47%)
• Italian heritage and family roots (30%)
💶 Contrary to popular belief, most foreign buyers are not searching for luxury estates:
• 72% have budgets below €500,000
• The largest segment is looking between €100,000 and €250,000
💻 The buying journey starts online:
• 89% use search engines
• 49% use property portals
• Local agencies typically enter the process later
⚠️ The biggest barriers are not global events or market uncertainty, but:
• Bureaucracy (48%)
• Complex taxation (39%)
• Uncertainty around the purchasing process
Perhaps the most interesting trend: Italy is no longer viewed primarily as a retirement destination. More and more buyers see it as an opportunity for a complete lifestyle change and improved wellbeing.
For those of us working with international property buyers, the message is clear: transparency, expert guidance, and simplifying the buying process have become more important than ever.

Why Italian Real Estate Can Become a Powerful Estate Planning Tool for Belgian Families

Most Belgian families think of Italian property as a lifestyle purchase.

Few realize it can also become one of the most efficient assets to transfer to the next generation.

Consider a Belgian family with:
• €4.6M in financial assets
• €3M in Belgian real estate
• €1.8M in Italian property

Under current Italian succession rules, children benefit from a €1 million exemption per child on inheritance tax.

In many cases, this means Italian inheritance tax on the property can be extremely limited — or even zero.

At the same time, Belgium generally avoids full double taxation on foreign real estate that has already been taxed abroad.

The result?

Italian real estate can sometimes become a remarkably efficient component within an international estate structure.
Of course, every situation is different:
• Belgian inheritance tax still applies to worldwide estates
• progression effects remain important
• and proper cross-border planning is essential

But for internationally minded families already dreaming of a home in Italy, the succession angle is often overlooked.

At Italian Property Finder, we increasingly help international buyers look beyond the purchase itself.

The way Italian property is acquired, owned and eventually transferred to the next generation can have significant long-term implications — financially, legally and emotionally.

Because buying in Italy should not only be about ROI.
It should also be about Return on Happiness.

Last week, we introduced Il Molinetto, a distinctive property nestled in Civitella in Val di Chiana. Not only is the property remarkable, but Civitella in Val di Chiana also holds distinctive features worth mentioning.

🧱 City Walls: Civitella is still largely encircled by a double defensive wall, these fortification walls date back to the 13th century and were constructed or rather restored after the destruction by the troops of Arezzo in 1252.

🏰 La Rocca: Along with the city walls, this is the oldest part of Civitella. The castle (La Rocca) is first mentioned in 917 as the property of the Berengario family but had a significant function in the 12th century when it was considered a safer residence by the bishops of Arezzo than their episcopal palace in Arezzo.

⛪ Chiesa di Santa Maria Assunta: This church in Romanesque style dates back to the 11th century but was largely renovated after the destruction by the German troops during WWII. The façade dates back to the 1950s.

🎉🍽️ Additionally, Civitella hosts a variety of summer events, including the unique spectacle of 'Il Sarapino' in June, the wild boar dishes at Cena del Cinghiale, and the traditional Tuscan dinner at Cena di Fine Estate in August. These events offer visitors a chance to immerse themselves in the local culture and cuisine.

Today is International Day of the Forest. 🇮🇹 🌳 Although Italy's natural beauty is well-known, its national parks and forests often go unnoticed.

🍃Stelvio National Park: Established in 1935, Stelvio Park is one of Italy's earliest natural reserves, covering 134,620 hectares across four provinces – Bolzano, Trento, Brescia, and Sondrio. It boasts diverse ecosystems, ranging from 600 to 4,000 meters (2,000 – 13,000 feet) in altitude, making it an appealing destination, particularly during the autumn season.

🌳 Valle Vigezzo: Situated in Piedmont between Lake Maggiore and the Swiss Alps, Valle Vigezzo is characterized by forests of oak, maple, beech, and chestnut trees, interspersed with firs and larches. A pleasant way to experience the area is by taking the Domodossola train to Locarno and enjoying the autumn scenery of northern Italy.

⛰️ Monti Sibillini National Park: Nestled between Umbria and the Marche, the Sibillini Mountains National Park is a designated reserve boasting numerous peaks soaring above 2,000 meters (6,500 feet) and dense forests adorned with maple and beech trees. Charming villages steeped in local tales and legends, such as the one that gives the park its name, add to the landscape's appeal.

🍂 Foresta Umbra: Located in the heart of Gargano, in the province of Foggia, the Umbra Forest, or “Forest of Shadows,” is an ideal destination for an autumn excursion. Beech, maple, and hundred-year-old oak forests transform into a sea of red and yellow hues during this season, offering a marvelous spectacle in this captivating Italian forest.

🏞️ Sila National Park: This Italian national park lies in Calabria, spanning over 73,000 hectares and encompassing three provinces—Catanzaro, Cosenza, and Crotone. Since 2016, it has been under the stewardship of the Italian National Trust (Fondo Ambientale Italiano or FAI), ensuring public accessibility and offering diverse educational services to aid visitors in exploring the park's natural wonders.

👴 👵 When choosing to retire in Italy, the visa you need is called an Elective Residency Visa. This is a long-stay visa, mostly used by foreign nationals who aspire to live and retire in Italy and have the financial means to do so without working.

🇮🇹 ❤️ We caught up with Wim Peeters, CEO of Italian Property Finder, to find out why he decided to become a buying agent for Italian properties.

Wim: Italy has always held a special place in my heart, prompting me to purchase a home in this captivating country back in 2017. Despite my entrepreneurial spirit, the process of buying property in Italy proved to be quite complex. From searching for the perfect property to navigating the purchasing process and ensuring a smooth transaction, I encountered various challenges along the way. Issues such as avoiding building violations, which are common in Italy, and the importance of legal guidance during the purchase became apparent.

My personal experience highlighted the need for a trustworthy advisor to assist those who desire a property in Italy but lack the time, expertise, and resources to do it themselves. This realization inspired me to become a buying agent, helping others fulfill their dream of owning a home in Italy while providing expert guidance throughout the buying journey. By offering my services, I aim to empower individuals to purchase Italian property with peace of mind.
