New Property Owners in Belize – How to Update Your Annual Property Tax Account to Your Name

Once you’ve received your new Land Certificate, there’s one essential step many buyers overlook: updating the annual property tax account to their name.

While the Ministry of Natural Resources updates the Central Land Registry, it does not automatically notify local authorities. You must manually update your billing records with the local Land Tax office to ensure that future tax statements are issued correctly in your name.

What You Need to Do
To update the account, you or an authorized representative will need to present the following at the local tax office:
• Proof of Ownership – A copy of your newly issued Land Certificate
• Identification – A valid Social Security card or passport
• Tax Clearance – A zero-balance statement confirming all taxes are paid to date

Don't Delay: Start this process as soon as you receive your physical title documents from the Land Registry.

Stay Current: If this step is overlooked, bills will continue to be issued to the previous owner. This can complicate future sales, building permit applications, or utility connections.

Prorated Taxes: Double-check that your closing agent or attorney prorated the taxes at closing so you are responsible only for the period of your ownership.

The Lands and Surveys Department in Corozal Town is at #32 - 5th Avenue, behind the Belize Bank and next to the St. Francis Xavier Credit Union Parking Lot. The Office is on the second floor of the building.

We would like to extend our sincere thanks to the Ministry of Infrastructure Development and Housing (MIDH) for the recent grading of Consejo Road.

The improvements are both noticeable and greatly appreciated by residents, visitors, and all who travel this route daily. Proper road maintenance makes a meaningful difference in safety, accessibility, and overall quality of life in our community.

We especially appreciate the use of the Ministry’s new grader, which has clearly made an impact on the condition of the roadway. It’s encouraging to see continued investment in infrastructure that supports the growth and connectivity of the Consejo area.
