So you're buying a new home or only a few years or months old. "Its new or barely lived in why inspect it?" I hear it all the time. People trying to "save" money on their purchase. Remember homes in BC are built to a minimum standard. Things get overlooked and forgotten. This $800,000 townhome was 4 months old and the owner asked me to come in and check out a few things. She didn't have it inspected prior to moving in. 2 rooms upstairs had heat registers but they were not connected to main ducts or furnace. As you can see in the photo this is the tile in the Master bathroom, it doesn't look parallel to the threshold. The Master bedroom was 2" out of square. This is not acceptable ever! The pyramids are better than that. Local municipal inspectors, engineers and builder are now involved. Moral of the story is to have any purchase inspected prior to releasing subjects. Call anytime.

Years ago, home inspections weren?t a part of residential real estate transactions. Today's buyers are more cautious, and an inspection ordered by the buyer is a regular part of the real estate purchase process.

Few photos from an inspection in Chilliwack. Roof was poorly put on over the original asphalt shingles. I crawled up to the top and found the "repairs" they had done to the leaky valley. Pouring roof tar down and hoping it stops the leak is the wrong way to approach this problem. Call or email today.

3 photos from an inspection last month in Chilliwack. Mason chimney is clearly in need of work. Inner brick flue is separating from the outer wye of bricks. Mortar between bricks was falling out everywhere down to the roofline. Obviously missing a proper cap. Flashing at the roofline was poor and allowing water ingress into the attic space. Rot and mold were evident at this location. Insulation was compromised and the top of the drywall was soaked. Brickwork collapsing was imminent. This was 5 min into a 2.5 hr inspection. Inspections are there for your personal and financial safety. Call today.
