🏠 Buying an older home in BC? Don’t overlook what could be underground.

Buried heating oil tanks can be a concern with older properties, particularly homes that were previously heated with oil.

During an inspection, we look for potential indicators such as old fill or vent pipes, abandoned fuel lines, patched areas and other evidence of a previous oil-heating system.

A buried tank can’t be ruled out through a standard visual home inspection. When there is reason to suspect one may be present, a professional oil tank scan is recommended.

Why does it matter? An old underground tank can corrode and leak, potentially resulting in contaminated soil, environmental cleanup costs and complications with insurance, financing or a future sale.

If you're purchasing an older home, investigating the property's heating history and considering a professional tank scan can provide valuable peace of mind.

🏠 11-Month Warranty Inspection Find

Loose shingles were found during this 11-month warranty inspection.

Even on a newer home, roofing deficiencies can show up within the first year. Loose or improperly secured shingles can become vulnerable to wind damage and may allow moisture intrusion if left uncorrected.

This is exactly why an 11-month warranty inspection is worth doing before your first-year warranty expires. Catch the deficiencies while there’s still time to have them addressed by the builder.
