Most Sellers ask me some version of this:
“Do I really have to tell buyers about that?”
And the honest answer is: maybe.
In Ontario, you don’t need to hand over your entire home’s life story like it’s applying for therapy. But if there’s a material fact that could affect a buyer’s decision, price, or conditions, that’s a different conversation.
Examples might include things like serious water issues, structural concerns, major defects, unsafe conditions, or facts that could make the property difficult to finance, insure, or use the way a buyer expects.
This is where Sellers get themselves into trouble. They think staying quiet protects them.
It doesn’t.
In a slower, more competitive market with more homes for Buyers to choose from, the smartest move isn’t hiding problems. It’s knowing what needs to be disclosed, how to handle it properly, and how to keep the deal from blowing up later.
A clean sale is better than a messy lawsuit. Shocking concept, I know.
