CALGARY — Home sales in the City of Calgary were 14.8 per cent lower in January compared with the same month last year as prices also decreased again, led by cheaper condos.

The Calgary Real Estate Board says 1,234 homes changed hands last month, as the city's residential benchmark price fell 4.7 per cent year-over-year to $554,400.

Apartment and row-style homes saw year-over-year price decreases of 7.7 and 5.2 per cent, respectively, while detached home prices were down 3.4 per cent and semi-detached prices fell 1.1 per cent compared with January 2025.

The board's chief economist Ann-Marie Lurie says potential buyers for high-density homes were hesitant to return to the market in January as increased supply choice "has reduced the sense of urgency."

There were 2,785 new listings on the market in January, down 3.8 per cent from a year earlier.

But the city's inventory grew 20.6 per cent to 4,391 homes for sale, the highest January level since 2020.

Well we survived Friday the 13th of September yesterday 😄

Congratulations to my buyer client securing super charming home in the great community of Olds, Alberta! Yard filled with incredible character! Popped over next door after signing off to make introductions all around with soon to be new neighbours! Had a nice chat.
