May stats are out for Airdrie, and the headline number only tells part of the story! 🏡

The overall benchmark price landed at $515,000, with 519 homes available and 164 sales in May. Balanced market conditions overall, sitting at about 3.2 months of supply.

But here's what I really want you to know: every segment of the market is telling a completely different story right now.

Thinking about selling a detached home? Supply is tighter and prices are holding up well...conditions are friendlier for sellers.

Own a condo, or a duplex, or thinking about buying one? Inventory is higher and prices have been softening, which means more negotiating room for buyers.

This is exactly why I always say, don't just look at the headline number. The market that matters is the one YOUR property lives in.

So thankful for the rain! But did we need it all in two days? 🤣. Here we are though, and lots of rain = opportunity!

Now is the BEST time to toss on a rain jacket and take a little walk around your property and play detective. 🔍

Here's what I want you to check:

Downspouts -- are they actually aimed away from your house? Like, at least 6 feet? Because water sitting against your foundation is not your friend.

Grading -- does the ground slope away from your home or toward it? If water is flowing toward the house, that's something to fix before it becomes a bigger problem.

Low spots in the yard -- standing water that doesn't move is telling you something. Note where it is and deal with it when things dry out.

Window wells, garage, basement -- a little peek goes a long way. Catch the small stuff before it turns into a "call your insurance" situation.
