This past week, the Federal Government announced new mortgage lending rules that are set to take effect within 2 weeks. As of July 9th, 2012 there will be four new measures for insured mortgages with loan-to-value ratios of more than 80%:
• Reduce the maximum amortization period to 25 years from 30 years. On a $350,000 mortgage with 3% interest, it will increase monthly payments by $184
• Lower the maximum amount Canadians can borrow when refinancing a home to 80% from 85%
• Fix the maximum gross debt service ratio at 39% and maximum total debt service ratio at 44%. This may make it more difficult to qualify for a mortgage based on your income and other debts
• Limit the availability of insured mortgages under $1 million

AIRDRIE Annexation approved by province – uncontested!

AIRDRIE, ALBERTA – The City of Airdrie and Rocky View County Councils are pleased to announce the Province of Alberta has approved the annexation of approximately 12,640 acres of land to the west, north and east of Airdrie’s current city limits.

Annexation negotiations began in February 2010, with Rocky View County and City of Airdrie collaborating on hosting open houses to seek feedback as well as community specific engagement sessions to answer the questions of affected landowners and businesses.
Both Councils are proud of the mutual agreement that was reached and collaboration that ensured a fair and equitable transaction.

“I want to thank Rocky View County staff and Council, Airdrie City staff and Council for their ongoing commitment to the process,” says City of Airdrie Mayor Peter Brown. “The end result was an uncontested annexation and both municipalities can take great pride in this accomplishment.”

“This collaborative process was successful and we were able to engage key stakeholders. We are proud of the integrity of this negotiation and public consultation process between the County and the City,” says Rolly Ashdown, Rocky View County Reeve. “Throughout this process, we worked towards a shared solution to guarantee the needs of residents from both municipalities were met.”

This is a unique opportunity for the community of Airdrie as it has gained a 50 year land supply that will see development of services, amenities and housing over the next several decades. Airdrie is one of the fastest growing cities in Alberta and the annexation of these lands is aligned with the City’s forward-thinking sustainability strategy.

Plans to transition services will be underway over the next several months.

Awesome Airdrie set to give away another $1,000 in March

The Awesome Airdrie committee is getting ready to give away another $1,000 for an awesome idea presented by a community member.

“That ‘awesome’ can mean anything that can be achieved or at least started with $1,000,” said Leona Esau, Awesome Airdrie chair.

“It is ideally something that will benefit our community, helps start a business or a just a really awesome idea. The cash is given with no strings attached, we just ask to be kept in the loop on how the idea comes to fulfillment.”

Supporting Local area Musicians (SLAM) won the first pitch in December and has put its $1,000 to good use. SLAM representative Jay Stoudt said his bandmates from Steady the Wheel have agreed to donate $100 and provide one judge for the Awesome Airdrie’s March event.

“We all remember the costs we faced starting out,” he said.

“Taking a chance and paying out of pocket was indeed a risk which could have failed. Now that we are established, we would like to help someone else see their idea through without the financial burden.”

Ten ‘trustees’ are required to each donate $100 to make up the $1,000 prize.

Five are currently signed up. Gary Lock, Keith Wilkinson, Sandi Christensen and Pat Cashion were so impressed with the first pitch session they offered to become trustees on the spot.

Wilkinson was excited as well.

“The difference my $100 could make to someone with a vision far exceeded my expectation. I encourage anyone to get on board and make Airdrie truly awesome,” he said.

The trustees are looking for five more awesome citizens or businesses to step up and commit $100 each, four times a year to coincide with the quarterly call for awesome ideas. All that is required of a trustee is to vote on submissions and judge at the pitch party.

The finalists will be announced March 9 and four pitches will be made to the trustees March 21. A highlight of the evening will be performances by members of SLAM.

Awesome ideas can now be submitted online at www.creativeairdrie.ca or www.awesomeairdriefoundation.ca The deadline for submitting an awesome idea is March 4. Submissions from the first pitch in December can be resubmitted.

Press Release - November Condo sales up in Airdrie
Airdrie's condominium market experienced a record sales month for November with 29 sales.

Gary Lock, a Realtor with CIR Realty, explains the increase in sales was attributed to the 17 sales from the Willowbrook Crown Shores Condo project. There were nearly 40 condos from this project put in foreclosure, spiking the increase in low cost condominium sales.

The average condo sale dipped to $187,937 with 29 sales the highest for the whole year and a record for the month of November. The average sale price for single family homes was in the norm at $366,367 with 60 sales and 72 days on the market. The average sale price dipped to $308,227 from Octobers $338,823, reflective of the high condo sales.

As expected the number of listings dropped in November to 328 from 390 in October. Airdrie remains in a buyers’ market with over 4 months of inventory. It is expected the numbers will reflect a balanced market in December reflective of between 2.5 to 4 months of inventory.

The activity was positive for the month of November in Airdrie and we’re looking forward to a strong December.
