What is Months of Inventory ?

One way of measuring the market is to take a look at the months of inventory statistic.
So what is it exactly?

The months of inventory is a measure of how fast the existing homes will sell out if no new listings are put onto the market.

To calculate the months of inventory we take the number of active listings during a certain period, identify the number of homes that were sold/pending sale during the same period and divide the two.

If the number is between 0 and four months, it is considered to be a sellers’ market, where inventory is low (sound familiar?? )

If the months of inventory is between 5 and 7, the market is said to be balanced.

If the months of inventory is 8 or more, it is said to be a buyers’ market, with conditions favouriting the buyer.

Should you be home for showings? The short answer is no.

By vacating the property, you allow potential buyers to envision living in the space.

The most common showing times are in the evenings and weekends. You should be able to vacate the property with minimal notice.

If your property is tenanted, make sure to give your tenants appropriate notice.

Relative to August, average price, sales and new listings increased across the GTA. (Durham and Simcoe saw a slight decrease in the number of sales).

An assignment sale is when a seller sells their interest in a property before actually taking possession of their home.

In other words, the buyer is taking over the written contract in place. More common in pre-construction sales, due to the long time in between buying the property and actually taking occupancy of it.

When the buyer takes over an assignment sale they are agreeing to take over all the rights and obligations under the original contract.

Assignment sales could be a great opportunity to capitalize on a sold-out project. It is important to work alongside a realtor and lawyer who understand the process.

Owned vs. Exclusive use, what's the difference ❓❓

When buying a condo, a parking spot or locker can be owned, or you could have exclusive use to it.

Owned means the unit has its separate legal title from the unit and, in most cases, is owned by a unit holder in the condominium.

Exclusive use means you are assigned a parking space/locker that is yours to use. Exclusive use indicates that it does not have a separate legal title, and it is part of the common elements.

When a seller lists a property in hopes of receiving multiple offers and is waiting on a specific day to view offers, they can choose whether or not they will entertain pre-emptive offers.

Also known as a "bully" offer, a pre-emptive offer is an offer from the buyer before the seller's scheduled offer date.

For this strategy to work as a buyer, you must put together an offer that is as good or better than what the seller expects on offer night. So be sure to put together your strongest offer!
