It’s that time of year when a lot of sellers start wondering if they should take their home off the market for the holidays. And honestly, it all comes down to the reason.

If you want a calm season without showings, tours, or keeping the house perfectly staged, pausing and relaunching in mid-January can make total sense. Your peace matters. And if you don’t have urgency to sell, taking a break can be a perfectly good option.

But if the goal is to make the home look “fresh” in January, that strategy doesn’t always pay off. Buyers can still see the full listing history, even if the days on market reset, and temporarily pulling it won’t magically make it more desirable.

There are also real advantages to staying active. Serious buyers are still out there, and with fewer homes on the market, yours faces less competition. Once January hits, new listings pour in and the landscape changes fast.

So if you’re comfortable with a slower pace and the occasional holiday showing, keeping your home on the market can be the smarter move. And it you want a peaceful, interruption-free season, pausing is completely valid too.

And buyers, listen... this is your moment. If I were buying right now, l’d be writing offers during the holiday slowdown. Showings dip, competition fades, and that’s where opportunity shows up.

Today, the Government of Ontario announced a big win for first-time home buyers – removing the full 8 per cent provincial portion of the harmonized sales tax (HST) for first-time home buyers on newly built homes valued up to $1 million.

This would mean up to $80,000 back in the pockets of first-time home buyers, a welcome and much-needed relief for those who are making one of the biggest financial transactions of their lives.

This type of bold action is exactly what we need to help young Ontarians and their families get a foot on the homeownership ladder.
