I hear this constantly, and I deeply understand it.

The market has been a lot this past year. Uncertain, unpredictable, and unforgiving of bad advice.

And yet, some agents are still out there nodding at your price, agreeing with your timeline, and telling you whatever you need to hear to sign the listing agreement.

I’m not willing to do that. Not because I don’t want your business, but because I actually do.

Years ago a four year-old once couldn’t sleep because he thought selling the house selling all his toys too.

For years I felt guilty taking time off.

Not guilty enough to stop, because my mind and body were desperate for it, but there was always this underlying voice telling me I shouldn’t take time away.

And honestly? I think a lot of us were conditioned that way.

Especially as women. We’re natural nurturers. We’re wired to take care of everyone around us.

And somehow taking care of ourselves gets pushed to the very bottom of the list.

But here’s what I’ve learned: rest doesn’t have to mean a vacation or a week off the grid.

It means recognizing when your mind and body are asking you to slow down…and actually listening.

You are not falling behind when you rest. You are not lazy. You are not failing.

You are human.

And you deserve to take care of yourself as well as you take care of everyone else.

There are 5 people you should avoid when you’re planning to upsize in Athabasca.

After helping thousands of families upsize in Athabasca over the past 30 years, I’ve noticed the same patterns.

The wrong advice from the wrong person can cost you tens of thousands (and months of your life).

1) The “expert” friend who upsized once in 2015 and thinks the market hasn’t changed. (It has. Completely.)

2) The agent who isn’t fully here. Maybe they split their time between the city and Athabasca.
Maybe they’re one foot in retirement. Maybe they sell condos, acreages, farmland, and everything in between.
Jack of all trades, expert in none.

In a small, specific market like Athabasca, that’s a risk you can’t afford.

3) The family member with strong opinions and zero current data. Love them. Don’t take their advice on the biggest financial decision of your life.

4) The one-person discount broker promising the same result for half the fee. Ask them who’s in their corner when negotiations get messy, inspections go sideways, or your deal is about to fall apart.
The silence will tell you everything.

5) Yourself at 11pm…toggling between real estate listings sites list prices and ChatGPT telling you what your home is worth and how to sell it.

List prices are not always a reflection of what the property actually sold for. ChatGPT is a very convincing guess. Neither is what your property will actually sell for in this market.
