๐ Can We Really Trust Real Estate Statistics in Small Markets?
In rural areas like ours, a small number of sales can skew the statistics considerably.
๐ก For example: If homes range from $300,000 to $2 million, but only two sell for $300,000 and $700,000, the average is $500,000. Does that truly represent the market? Not necessarily!
The same applies to days on market. If the only home sold took 300 days, that becomes the average โ even if it was overpriced, needed work or had location challenges. A well-presented, properly priced home might sell much faster.
The bottom line? In a small market, averages can be misleading. Numbers need context, comparable properties and a clear understanding of local market conditions to tell the real story. ๐ก
