PROPERTY VALUE

Why Accurate Valuation Requires More Than Just a Price Estimate

One of the most common misconceptions in real estate is that property value is determined by a single number or simple comparison. In reality, property value is influenced by multiple interconnected factors, many of which can significantly affect buyer demand, financing, insurability, and overall marketability.

In Ontario real estate markets, value is typically shaped by a combination of the following:

• Location and neighbourhood characteristics
• Overall property condition
• Age of the home and major systems
• Quality and legality of improvements or renovations
• Current market conditions and supply levels
• Buyer demand and affordability trends
• Access to amenities, schools, healthcare, and transportation
• Zoning, permitted uses, and future development potential

🔹Condition Matters

Well-maintained properties generally retain value more effectively than homes requiring substantial deferred maintenance. Roofing, windows, foundations, heating systems, plumbing, electrical infrastructure, septic systems, and water supply can all materially influence value and buyer confidence.

In rural Ontario markets, additional factors such as waterfront quality, shoreline regulations, road access, well performance, septic compliance, and seasonal accessibility may also influence market perception and pricing.

🔹Improvements Do Not Always Equal Full Return on Investment

Renovations can positively influence value, but not all upgrades produce equal returns. Market expectations, workmanship quality, permit compliance, and functionality all matter. In some cases, improperly completed or unpermitted work may negatively impact financing, insurance eligibility, or buyer confidence.

🔹Market Conditions Influence Pricing

Property value is also heavily influenced by broader economic conditions. Interest rates, inventory levels, absorption rates, employment conditions, and financing accessibility all affect what buyers are both willing and able to pay.

In balanced or buyer-favoured markets, accurate pricing becomes increasingly important. Overpricing can reduce exposure, extend days on market, and ultimately weaken negotiating leverage.

🔹Why Accurate Valuation Matters

An evidence-based valuation strategy helps sellers position properties competitively while helping buyers make informed purchasing decisions grounded in current market realities rather than emotion or speculation.

Property value is rarely determined by one feature alone. It is the cumulative result of location, condition, functionality, legal compliance, improvements, and prevailing market conditions working together.

SOLD.

This sale is a great reminder that real estate is often about playing the long game.

When this property hit the market, we had a clear strategy and a defined plan. While the results didn’t happen overnight, my clients remained patient, trusted the process, and stayed committed to the strategy.

Almost four months later, that commitment paid off.

In today’s market, success requires more than simply listing a property. It requires thoughtful pricing, strategic marketing, ongoing evaluation, and sellers who understand that achieving the right result can take time.

Congratulations to my sellers and thank you for your trust throughout the journey. Your patience and commitment made all the difference.

In real estate, having a plan is important. Staying committed to it is what brings the reward.

9 Things Home Buyers Should NOT Do During the Buying Process

Purchasing a home is one of the largest financial transactions most people will ever make. What many buyers do not realize is that mortgage approval is not necessarily “final” until shortly before closing.

Lenders commonly continue monitoring a buyer’s financial position throughout the transaction process, and significant financial changes can affect financing approval, borrowing capacity, debt ratios, or even the ability to close the purchase.

Here are several common mistakes buyers should avoid once they are under contract or actively seeking mortgage financing:

🔹1. Quitting or Changing Jobs
Stable employment is a major factor in mortgage qualification. Changing employment, moving from salaried to commission income, or reducing work hours can affect lender confidence and income verification requirements.

🔹2. Falling Behind on Bills
Late payments may negatively impact credit scores and debt servicing calculations. Even a single missed payment can become problematic during final lender reviews.

🔹3. Moving Large Sums of Money Between Accounts Without Documentation
Mortgage lenders and anti-money laundering regulations often require clear sourcing of down payment funds. Large unexplained transfers may trigger additional scrutiny or documentation requests.

🔹4. Applying for New Credit
Opening new credit cards, financing furniture, or taking out loans can increase debt obligations and impact debt-to-income ratios used for mortgage qualification.

🔹5. Maxing Out Existing Credit Cards
High credit utilization can reduce credit scores and increase perceived financial risk from a lender’s perspective.

🔹6. Making Major Purchases Before Closing
Large purchases such as appliances, recreational vehicles, boats, or electronics may affect available cash reserves and borrowing ratios.

🔹7. Buying or Financing a Vehicle
Vehicle financing adds new debt obligations that can substantially alter mortgage qualification calculations.

🔹8. Making Large Cash Deposits Without Supporting Records
Undocumented deposits may create challenges during lender verification and compliance reviews. Buyers should maintain records for gifted funds, asset sales, or other incoming monies.

🔹9. Making Financial Changes Without Speaking to Your Lender First
Even changes that appear minor can have unintended consequences during underwriting. Before making financial decisions during the purchase process, buyers should consult their mortgage professional.

Why This Matters

Many transactions encounter unnecessary stress because buyers assume pre-approval guarantees unconditional financing. In reality, lenders may re-verify employment, credit, liabilities, banking activity, and financial stability prior to closing.

The safest approach is financial consistency.

Maintaining stable employment, preserving credit quality, avoiding new debt, and documenting financial activity can help reduce financing risks and support a smoother closing process.
