🍂🏡 FALL HAS ARRIVED… BUT WHERE IS THE FALL MARKET? 🎃

Pumpkin spice is everywhere, but September’s real estate numbers tell a different story! 📊

📉 SEPTEMBER MARKET UPDATE

Compared with August, home sales declined in Barrie, Oro-Medonte and Essa Township. Innisfil and Orillia saw slight increases, while Springwater had a stronger month.

💰 Average sale prices were mixed, too. Barrie and Innisfil saw increases, while prices declined in the other areas I track.

Compared with September 2025, average prices were lower in every area except Barrie.

🏡 A BUYER’S OPPORTUNITY?

For buyers and investors, today’s market may offer an opportunity we haven’t seen in quite some time!

🏡 Barrie Real Estate Market Update

The Barrie market is showing some interesting movement this month.

📊 107 homes sold
💰 Average sale price: $738,068
⏱️ Average days on market: 37 days
📈 Homes sold at 98% of asking price

While the number of homes sold decreased month over month, the average sale price increased. At the same time, homes are spending less time on the market, suggesting that well-priced properties are attracting buyers and moving more quickly.

What does this mean? The market is showing mixed signals rather than a simple up or down trend. Sales volume has softened, but pricing and the speed of sales have improved.

For buyers and sellers, pricing strategy and understanding the current market are more important than ever.
