🏢 Who Is Responsible for Condo Repairs and Maintenance?

Owner or condo corporation? It’s a common question — and the answer isn’t always as simple as you might think.

Generally, owners are responsible for maintaining their individual units, while the condo corporation is responsible for maintaining the common elements.

But here’s where it can get confusing: just because something is inside or attached to your unit doesn’t necessarily mean it’s your responsibility. Items such as windows, doors, plumbing, HVAC systems or other building components may be treated differently depending on your condominium.

Every condo is different, so your condominium’s Declaration and governing documents are important. They help define unit boundaries and explain who is responsible for different types of maintenance and repairs.
