3 Things I Wish Every First Time Home Buyer Knew Before They Started Looking at Homes 🏡

1. Don’t shop at the very top of your budget: Just because you’re approved for a certain amount doesn’t mean you should spend it all.

2. Closing costs are real: Many buyers save for their down payment but forget about closing costs.

3. Get pre-approved before you start looking: It’s tempting to jump right into house hunting, but getting pre-approved first can save you a lot of disappointment.

Some sales just hit a little different 🤍

This one was extra special, helping close family friends through such an important move means everything to me. There’s a lot of trust there, and I never take that lightly.

The market right now is very different. It’s slower, more saturated, and requires a lot more intention. With the average days on market sitting around 52 in Adjala-Tosorontio, it’s easy for listings to just sit… unless you know how to position them properly. This home sold in just 11 days.

Strategy matters more than ever. Pricing, presentation, timing, and negotiation all have to work together. And when they do, results follow.

So grateful for the opportunity, and even more grateful for the people behind this one 🏡✨
