📉 Bank of Canada Cuts Rates — What That Means for You 🏡💡

Yesterday (Sept 17, 2025), the Bank of Canada lowered its policy interest rate by 0.25% to 2.50% — the lowest level in about three years. (Bank of Canada)

If you’re buying, selling, renewing a mortgage, or just trying to make sense of the market, here’s a quick guide:

🧠 What Is the Policy Rate & Why It’s Important

* The policy rate is the overnight rate set by BoC. It’s a primary tool to regulate inflation and influence borrowing costs across the economy. (Bank of Canada)

* When BoC changes it, financial institutions adjust their prime rates (variable mortgages, etc.), and movements in policy rate also influence bond markets (hence fixed mortgage rates).

🔍 Key Impacts

🏦Variable‑Rate Mortgages

Because they’re tied closely to prime, this rate cut means your payments may go down, and/or more of your payment may go to principal rather than interest.

🏦Fixed‑Rate Mortgages

These rely more on bond yields. While the effect is less immediate, this move tends to put downward pressure on fixed rates over time — depending on how bond yields adjust.

🏠 Broader Market Effects

* Improved borrowing affordability can reinvigorate buyer sentiment

* Increased demand might push up home prices in certain markets
