🏡 Simcoe County Real Estate Market Update | July 2026
The July numbers are in — and there’s more happening beneath the surface than just a change in average price.
📉 Average sale price: $728,000 — down 2%
📉 Homes sold: 756 — down 10%
📉 New listings: 2,316 — down 16%
📉 Active listings: 5,424 — down 1%
📈 Days on market: 41 days — up 11%
📈 Months of inventory: 7.2 months — up 11%
So what does this actually tell us?
Buyers still have more negotiating power and plenty of selection, with 7.2 months of inventory.
But sellers aren't necessarily facing a flood of new competition. New listings dropped 16%, while active listings were virtually unchanged.
The market is becoming more balanced — and pricing, timing and strategy matter more than ever.
