From time to time, the Barrie Historical Archive receives physical artifact donations.

This treasure has been resting in a garage at Orr Lake for about 35 years. Some of you, if you’re old enough, may recognize this photo from the Anne Street Brewers Retail store, where it hung for decades. It's fate was uncertain when the store was renovated in 1990, but thankfully it was rescued. The Barrie Archive was contacted last year re: our interest in taking it. No question, the Barrie Archive would give it a home.

It’s such a great photo… many of the iconic 'old Barrie' buildings captured in the image are now long gone. The actual framed photo is very big and very heavy, but we'll have a large copy on display at 'Untold Sunnidale' on April 9th.

After months of uncertainty, consumer sentiment toward real estate is rebounding sharply. In fact, May saw the largest 3-week jump in the Bloomberg Nanos Confidence Index on record. That’s a big deal.

Why it matters: It’s confidence, not just affordability, that’s holding back activity right now. The average monthly mortgage payment remains steady around $2,600—still elevated, but back to levels last seen in mid-2022, when home sales were about 15% higher than they are today.

While investor-driven booms aren’t on the horizon, this shift in sentiment could pave the way for more buyers to re-enter the market.

Canada’s real estate market is starting to lean in your favour. New listings are up 9% compared to this time last year, and the national sales-to-new listings ratio has dropped to just 45%—the weakest it's been since the 2009 financial crisis. In Ontario, it’s even more dramatic, with activity levels not seen since 1993.

Inventory is also rising. Active listings climbed 3.8% month-over-month, pushing national inventory above 5 months for the first time since 2019. Both Ontario and BC are seeing decade-high levels of supply, with Ontario hitting inventory levels last seen in 2009.

So what does this mean for you? If you’re a buyer, there’s more selection, more negotiating room, and less pressure to compete. For sellers, success means pricing strategically and making a strong first impression.
