Brandon Schmidt, Broker, Re/max Hallmark Chay Brokerage Dad, Husband & Easy Going Canadian. Re/Max Real Estate Broker from Barrie, ON. To find out more click here http://www.brandonschmidt.ca/about/ Hey there! Cheers!

So, at the heart of who I am, you'll find me proudly wearing the hats of a devoted husband to my amazing wife, Katie, and a dedicated dad to my two awesome daughters, Kasey and Jordyn. Our little abode is affectionately known as the Schmidt house, where we create some good vibes together. After wrapping up my studies at McMaster University, I smoothly transitioned into a fulfilling gig in Real Est

ate. Being a proud McMaster alum, it's always a blast revisiting the campus with my family – we're all alumni! And, of course, we make sure to catch up with familiar faces at Alumni events. Growing up in a family deeply rooted in Real Estate, our dinner conversations were like mini-business meetings, covering everything from negotiation strategies to the latest happenings in our affiliated communities. Dad's a big-shot Broker and Owner, and my brothers are making their mark in mortgage brokering and real estate. Even my stepmom, stepbrother, and his wife are hustling as Real Estate Agents. Outside of the professional world, my love for competition spills over from board games to the local hockey rink. I'm all about staying active – OrangeTheory, running, hockey, baseball, golf, flag football – you name it! Being a true Hamilton Tiger-Cat fan, and lifelong supporter of the Toronto Blue Jays and Maple Leafs, I've weathered the sports' highs and lows. And on Sundays, you'll catch me glued to NFL Football, with the Atlanta Falcons as my ride-or-die team, all thanks to Neon Dion. When it comes to work, I'm all about honesty, directness, and a solid commitment to handling things professionally with clients and peers. Every workday kicks off with a focus on learning and improvement. In my client dealings, I bring a mix of patience and attentiveness, aiming to empower folks on their journey to homeownership. My mission is to offer unwavering support, solid advice, key info, and accessible resources so clients can confidently navigate the real estate scene. In 2019, I hopped on board with the Children's Miracle Network, pitching in for SickKids and supporting fundraising efforts for children's hospitals and medical research. Being an active member of The Barrie District Association of Realtors and The Toronto Real Estate Board showcases my rock-solid commitment to the industry. I've been licensed and knee-deep in the local real estate scene since August 29th, 2005 – that's a ton of hands-on experience! Right now, I'm rocking it with RE/MAX Hallmark Chay Realty Inc. in Barrie, ON, holding a Broker registration. My workdays kick off around 8 am and wind down around 8 pm, with a promise to return those calls pronto. And here's the latest scoop: In 2023, I decided to spice things up by diving into property management with the acquisition of Real Property Management Kempenfelt. This move not only broadened my skill set but also gave me a chance to up my game in serving my real estate clients. Now, I can handle everything from the first property purchase to tenant management, ensuring my clients' ventures are not only successful but also well-maintained. This new addition aligns perfectly with my commitment to delivering top-notch support, advice, and resources. I want to make sure clients are equipped to make informed decisions and rock their entire real estate journey with confidence. If you're trying to reach me, don't hesitate to drop me a message if I miss your call. And in a more laid-back setting, most people just call me Brando!

One of the biggest risks to watch right now: rates.

Rising oil prices can feed inflation — and inflation can influence interest rates.

Markets have started pricing in the possibility that borrowing costs could remain higher for longer, which would impact affordability and buyer activity.

The takeaway?

Housing doesn’t move based on one number. Supply, demand, jobs, confidence, and rates all work together.

That’s why local insight matters.

Canada’s housing market is becoming more regional.

Some markets are showing positive momentum, while others continue adjusting. Recent strength has appeared in parts of the Prairies, Ottawa, and Atlantic Canada, while Vancouver and parts of Southern Ontario remain softer.

That’s the reminder:

There isn’t one Canadian housing market.

Local supply, demand, jobs, and migration patterns are shaping very different outcomes across the country.

Jobs drive housing.

National employment numbers look flat, but beneath the surface the story is very different. Some regions continue adding jobs while others are slowing.

Why does that matter?

Employment supports confidence, buying power, and household formation — all major drivers of real estate demand.

For markets like Barrie and Simcoe County, local job growth can matter more than national headlines.

Today’s rental boom could become tomorrow’s ownership shortage.

Builders are focusing heavily on rental construction while slowing condo and single-family development. That helps rental supply now — but fewer ownership homes being built today could mean tighter resale inventory in the years ahead.

Markets don’t just react to demand — they react to future supply.

If demand returns before ownership inventory catches up, competition could increase.

It doesn’t always feel like it in the moment, but housing markets move in cycles.

There are ups, downs, and periods of uncertainty — but historically, Canadian home prices have increased in most years over the long run.

Short-term headlines matter less than long-term fundamentals.

Let’s look at what’s happening in the market this month.
