Most people think “Spring Cleaning” is about baseboards and windows. But if you’re planning to list this year, a deep clean is just the bare minimum.

You need to move past the “cleaning” phase and into the “audit” phase.

This is where you look at your home through a buyer’s lens, not a homeowner’s. Buyers don’t see the memories; they see the friction points. They see the flickering light in the hallway, the loose handle on the pantry, and the scuff marks on the trim that you’ve walked past for three years.

These tiny “friction points” subconsciously tell a buyer that the home hasn’t been meticulously maintained, which leads to lower offers.

Take 15 minutes today to walk through your front door as if you’re seeing it for the first time. What’s the first thing you notice?

Let me know and I’ll send you my Pre-Listing Audit that focuses on the high-ROI fixes most people miss.

Water management. It’s the one thing that can sink a Barrie real estate deal faster than anything else.

Most buyers look at the kitchen. Most sellers look at the curb appeal. I look at the grading, the sump pump, and the “invisible” signs of moisture that usually reveal themselves right as the snow melts in March.

Water is the most expensive “quiet” problem a house can have. Whether it’s an aging hot water tank or a hairline crack in the foundation, these are the issues that stall inspections and kill equity.

Today is the perfect day for a “Home Water Audit.” Go to your basement, check your perimeter, and look for the damp spots.

If you aren’t sure what you’re looking for, I’ve got a 5-point checklist I use for every one of my listings.

Reach out and I’ll send it over.

Preparing for a move with pets in Simcoe County? Use this essential checklist so nothing slips through the cracks. 🐾

Moving can be stressful for your pets, but a little planning sets you both up for a smoother transition. Here’s what to focus on before you pack up the first box:

– Consult your vet well in advance to confirm your pet’s health, get any necessary health certificates, and ensure rabies vaccination records are ready. 📋

– Gather proof of updated vaccinations and keep copies accessible for any travel within or outside Ontario.

– Ask your vet about calming aids or stress-relief strategies tailored for your pet, especially if they’re prone to anxiety on travel days.

– Secure a sturdy, well-ventilated carrier sized for your pet, no loose travel in vehicles or open truck beds for safety. 🚗

– Arrange for temporary pet care or a quiet room away from movers to keep your animal calm while the house is busy.

– Prepare a moving kit with food, water, familiar toys, and any medications your pet may need along the way. 🧸

– On arrival, set up a dedicated safe space using your pet’s bed, blanket, and favourite items so they feel at home right away.

Taking care of these details means your pet’s comfort and safety won’t get lost in the moving shuffle.

What questions or worries do you have about moving with pets? Drop them below or save this list to revisit when planning your next big move!

Happy St. Patrick’s Day!

Most people think finding a house in a market this fast is about “the luck of the Irish.” They wait for the perfect listing to fall into their lap or hope they’re the only ones who see a deal before it’s gone.

But in Barrie, luck is just what happens when preparation meets opportunity. The buyers who are winning right now aren’t lucky … they are strategically positioned. They have their pre-approval updated, their “must-haves” refined, and a professional advocate looking at homes before they ever hit the public apps.

Stop looking for four-leaf clovers and start looking for a better strategy.

DM me “LUCKY” and let’s build a plan that doesn’t rely on chance.

The 6-step checklist for a stress-free open house with your kids:

Navigating open houses in Barrie is much smoother when you set clear expectations with your family before stepping through the front door. These simple strategies help you focus on the home while keeping the experience positive for everyone involved.

- Explain the 'look but don't touch' rule to your children beforehand to ensure they respect the seller's property and belongings.

- Pack a small bag of quiet activities like colouring books or handheld puzzles to keep younger children occupied while you speak with the agent. 🎨

- Consider bringing a second adult or a helper who can take the kids to explore the backyard or the local neighbourhood while you tour the interior.

- Focus on homes with open floor plans and fenced yards during your search as these features make supervising children much easier once you move in.

- Be prepared to step outside or leave early if your children become restless to maintain a professional atmosphere for other potential buyers.

- Use the visit as a learning opportunity for older children by asking for their input on the neighbourhood and nearby schools. 🏡

Setting these boundaries early allows you to evaluate a property properly without the stress of unexpected disruptions. It makes the transition to your next family home in Angus or Barrie feel like a shared success.

What is the one thing you always pack for your kids when you are out for the day? Let me know in the comments below! ✍️

5 reasons the Simcoe County spring market is shifting in favour of first-time buyers:

With more homes hitting the market across Barrie, Innisfil and Angus, buyers now have the luxury of time to compare options without the pressure of immediate bidding wars.

- Increased inventory levels across Simcoe County mean you can explore multiple properties before deciding which one truly fits your lifestyle.

- Longer listing times for average homes allow buyers to negotiate more favourable price points and specific closing terms with sellers.

- The shift toward a balanced market has reduced the frequency of multiple offer scenarios, giving you more leverage during the inspection phase.

- Higher rental costs are making the transition into homeownership a more practical long-term move for those currently leasing in the area.

- Sellers in communities like Innisfil and Angus are becoming more flexible as they compete for the attention of prepared buyers.

This spring, the advantage lies with those who understand how to navigate these calmer market conditions to secure a solid investment. ⌛

Are you planning to start your home search this spring or are you still watching the market trends? Let me know in the comments. ⌂

Innisfil’s market just shifted in a way that gives upsizers a major advantage this spring.

With several months of inventory currently on the market, Innisfil has transitioned into a space that favours buyers looking for more room to grow. 🏠

Recent data shows median prices are holding around $820,000, with many homes selling for an average of $25,000 below the asking price.

This moderation gives you the leverage to negotiate terms and pricing that were much harder to find in previous years. 📈

If you are planning to sell your current home to fund a larger one, the "A+ presentation" strategy is currently your best tool.

Prioritizing professional staging and sharp photography ensures your property stands out while you take advantage of the price dip on your next purchase.

Across Simcoe County, from Barrie to Oro-Medonte, we are seeing a return to balanced conditions where smart moves are rewarded. ✨

What is the one feature your current home is missing that would make you want to upsize? Tell me in the comments.

If you’ve been staring at the same 12 listings for three weeks, it’s not just a lack of inventory. It’s your filters.

Most buyers in Barrie set their search parameters so tight that they accidentally filter out the “perfect” home because it’s priced $5k over their limit or missing a keyword that the listing agent forgot to tag.

You’re letting an algorithm decide your future based on rigid data points, but real estate isn’t an algorithm.

The best opportunities in March aren’t the ones that fit perfectly into your “saved search.” They are the ones that require a human eye to see the potential that the filters missed.

If you’re ready to see what’s actually available in Barrie beyond the automated alerts, let’s talk.

Staying current with the 2026 Fire Code protects your home's value and safety. 🏠

As of January 1, the Ontario Fire Code now requires carbon monoxide alarms on every storey of homes with fuel-burning appliances or attached garages.

This update is a proactive step for safety and a key detail that home inspectors are looking for across Simcoe County this spring. ✅

Whether you are living in Angus or getting ready to list a property in Barrie, ensuring your alarms are certified by CSA or ULC is a simple way to stay compliant.

Property owners are responsible for these installations, and having them ready helps streamline the selling process for upsizers and downsizers alike. 📍

It is a small step that signals to potential buyers that a home has been meticulously maintained and is ready for its next chapter.

Have you had a chance to check the alarm placement on each level of your home recently?
