Having a property appraise for less than the purchase price is both a seller and a buyer’s worst nightmare. But it’s really nothing to be afraid of!

As a buyer, you can always work with the seller to still make the deal happen. The seller can come down in price, you can pay the appraisal gap, or you can work something out in the middle.

And as long as you have an appraisal contingency in your contract, you can walk away from the sale if the seller won’t work with you.

Appraisals can be stressful, but they’re not the end of the world. Your agent will guide you through the different options so you can find a great outcome for the deal.

Whether you’re planning on staying in your home for the next 10 years or selling in the next 6 months, it’s a good time to check on your home equity.

Refresher: home equity is how much money you have in your home AKA the amount of your home that you actually own. An easy way to think of it is that if you were to sell today and pay off your mortgage, the equity in your home is how much money you’d walk away with.

Home equity is easy to calculate! All you do is take your home’s current market value (you can check with your REALTOR® for an accurate valuation or if you just want rough numbers, you can find an online estimate) then subtract how much you have left on your mortgage.

For example, if your home is worth $350,000 right now, and you have $225,000 left on your mortgage, you would have $125,000 in equity.

Because home values have been rising, you might find that the equity in your home is much more than you’ve paid into your mortgage. That right there is the beauty of real estate–you’re making money without doing a single thing!

Patience is a virtue, but how long is just too long to wait for a house?

Your real estate agent will guide you through the process and guide you through each of your offers.

It’s usually a good rule of thumb to wait a few days to hear back from a seller before moving on from a property that you’ve put an offer in on.

But on the flip side, sometimes you'll get notified immediately that your offer was rejected.

Regardless of if you get rejected or if you just get ghosted by the sellers, the perfect home is out there for you.

Selling a home can make you a very busy person, and sometimes telling your mortgage lender that you’re selling just falls to the bottom of the list. But can you sell the house without informing your lender?

Yes and no.

In most cases, you won’t need to tell your mortgage provider that you’re selling your home. Your home is yours, and you have the right to sell it.

You will need to notify the provider after you have sold the home as there’s a bit of paperwork to be done on their side. However, this won’t be a very involved process, and they’ll likely just need a bit of information about your buyer’s lender to get your mortgage wrapped up.

But, it’s a really good idea to tell your mortgage lender you’re planning on selling because they’ll be able to get you an estimate on how much you have left on your mortgage–aka your payoff amount.

This is super useful to you because you’ll get a realistic idea of how much of a profit you’ll make on the sale of your home after the mortgage and closing costs are paid.

At the end of the day, letting your mortgage provider know when you’re going to sell is a smart move and will ultimately help you!
