🏡 **Are there really fewer buyers, or are buyers simply making better-informed decisions?**
When a home isn't getting the expected activity, it's easy for a seller to assume there aren't enough buyers in the market.
But today's buyers have access to an enormous amount of information before they ever schedule a visit.
They can compare competing properties, asking prices, neighbourhood inventory, photos, features and price changes without leaving their couch.
That changes how a home needs to be positioned.
If buyers consistently see comparable properties offering more value, they don't necessarily need to visit yours before deciding the asking price is too high.
**The showing is no longer always the buyer's first impression. The listing itself is.**
So when selling a home in Montreal or the West Island, don't judge demand solely by how many people walk through the door.
Sometimes a lack of showings is the market communicating something about the price or positioning.
