🔑 CLOSING DAY | FIRST HOME EDITION 🏡

B.C. and I met at an open house.

She had already been searching for her first home, and we clicked pretty quickly. She knew what she wanted, and maybe even more importantly, she knew what she didn’t want.

So we got to work.

I connected her with a trusted mortgage specialist, we set up some showings, and before long we found a home worth making an offer on.

We didn’t get it.

First-home heartbreak? A little. But we kept going.

And it wasn’t long before we walked into another one and thought… this could be it. Even Dad approved, which, if you’ve ever bought your first home, you know is a pretty important endorsement. 😂❤️

There was just one catch: we were competing again.

This time, we moved quickly, put together a strong strategy and won. 🎉

And TODAY, B.C. gets the keys to her very first home. 🔑🏡

I am so thrilled for her. There’s something pretty special about watching a first-time buyer go from searching, to disappointed, to hopeful, to standing there with the keys in their hand thinking, I actually own this.

And here’s the thing…

SOLD ❤️ And this one deserves a little more than a SOLD graphic.

I wasn’t the first agent to try to sell this condo, and I knew putting it back on MLS and hoping for the best wasn’t going to be enough.

We staged it. Invested in professional photography and video. Ran targeted campaigns to downsizers, their adult children and first-time buyers. Hosted multiple open houses, including coordinating with a colleague in the sister building to create more traffic. By The Bay Media | Professional Photography DS Designs

We made one strategic price adjustment and worked through two previous offers that didn’t come together.

Meanwhile, more competing listings kept appearing, some with views buyers preferred. The feedback was honest: a second-floor view overlooking the parking area wasn’t everyone’s first choice.

I couldn’t change the view. So I kept working on everything I could change.

The marketing. The conversations. The follow-up. The strategy. And most importantly, my mindset.

Because when a listing takes longer than expected, my seller doesn’t need me joining the negativity. They need me looking for the next opportunity.

And after 140 days, the buyer ultimately came from my own database.

My seller wasn’t comfortable with multiple representation, so I connected the buyer with a trusted colleague to represent them independently, and we got it done.

Some homes sell quickly. Others ask more of you.

This one asked more of me, and I never stopped showing up for it.

Three open houses this weekend. Lots of people “just looking.”
I was listening. 👀🏡

Honestly, that might be my favourite part of hosting an open house.

Yes, I’m there to showcase my seller’s home, but I’m also getting something incredibly valuable: real-time feedback from real buyers.

I get to watch couples, families and people shopping on their own walk through a home and start imagining themselves living there.

And I ask questions.

What do you love?
What’s holding you back?
What do you think of the location?
The finishes? The layout? The yard?
What would you change?

Sometimes the answer leads to a completely different conversation.

One couple this weekend loved a home but felt the yard was a little small and the deck was a little large. So we talked about it. A deck can be reduced. Suddenly there’s room for more grass, a play area, a garden, whatever matters to them.

Sometimes what feels like a dealbreaker is really just something that needs a little imagination.

I also get to share the things my sellers love about their home. 💗The little details you may not discover during a quick walk-through or read in an MLS description.

And then I take all of those conversations back to my sellers.

What buyers loved.
Where they hesitated.
What questions kept coming up.
What the market is telling us.

Because an open house isn’t just about counting how many people came through the door.

Sometimes the most valuable thing I bring home is what they told me while they were there. ❤️

🔑 KEY DAY!

There’s something pretty special about handing someone the keys to their very first place. 🥹🏡

Today my first-time renter gets the keys to a great one-bedroom apartment that puts her close to everything she needs, including work. Less commuting, more independence, and a space that’s officially hers to call home. ❤️

Not every real estate milestone is buying or selling a house.

Sometimes it’s finding the right apartment, in the right location, at the right time, and getting to watch someone take that exciting next step.
