💪 People say I’m a little bit intimidating.

😤 Maybe it’s the hormones talking.

Maybe it’s my lived experience of seeing this real estate cycle do its thing over the past decade and knowing it will do it again.

Maybe I’m just mad that eating lean protein has become my second job and it's not doing what it's supposed to do.

Listen. AI tells me a lot of things too, including what your house might be worth.

Here's the problem: AI doesn't live in your house.

It doesn't know that the neighbour is creepy.

AI can't hear the Globemaster warming up on CFB Trenton's runway 3km away.

AI also isn't here for morning coffee on the back patio.

It's not in the cul-de-sac group chat.

It would be crazy to pretend that AI is a passing trend. I'm using it in my business, but not as the final word on what your home is worth in the current real estate market.

Because I DO live in your neighbourhood.

I know how much the neighbour's home sold for, and why it took the time it did (or didn't) to sell.

AI is great for so many things. But it's not buying your home.

Let's keep the human conversation going when it comes to your home's value.

Gabe and Emily had a house to sell and a deadline they gave themselves: Close in a month or their own move falls apart.

Two little kids in the mix. No pressure at all.

So they did the one thing most sellers today refuse to do: they priced it under market.

On purpose.

$10-15K under what the data said.

And then they added even more value: All inspections done before it even hit the market. Staging so that buyers could picture their life there.

The result? The busiest open house they'd ever run, an above-asking offer in 48 hours, and a closing that made their deadline.

Underpricing to outsell the market. A counterintuitive, yet undefeated strategy.

This is why I love watching Gabriel and Emily work with buyer clients.

They know what homes in this real estate market are worth, the questions that get asked, and how to answer them.

FYI, NOBODY’S cell service provider is proactive enough to reach out to just check on how things are going with your service.

They already know the answer.

And after working through Rogers’ actual system, I can tell you that they are DEFINITELY uninterested in customer care.

So a reminder (again) to you and to me:

🕷️If your spidey sense is tingling, do not ignore it just because the deal sounds reasonable.

🕷️No legit company collects your drivers license or banking info over the phone.

🕷️Don’t agree to anything over the phone. Ask them to email you the offer (so you can research the hell out of it) or offer to call them back when you have more time, or go to the actual store to check if it’s the real deal.

✒️ Dear Home Sellers.

❌ Homes don't automatically appreciate in value.
But:
✔️ While buyers remain hesitant, the real estate market is stabilizing. It's not all bad news.

❌ Your home did not, in the last 4 years, somehow beat the odds and double in value.
But:
✔️ If you need a certain amount for your home, let's talk about it. Maybe now isn't the time to sell, but let's figure out what's worth improving while we wait for the market to catch up to your number.

❌ Buyers do not care how much you spent on your pickleball court.
But:
✔️ The least expensive improvements offer the highest return on investment. Don't install a hot tub and expect to get that money back. Paint. Deep clean. Buy a few new light fixtures.

❌ Overpriced listings are invisible in the real estate market.
But:
✔️ Position your home as the highest value option in its price range and it will attract attention.

❌ The silence IS the feedback.
But:
✔️ The faster you pivot, the better the results.
