📈🏠 May Housing Market Update 📈🏠 The Central Lakes Association of REALTORS® has released its April 2026 housing market statistics, highlighting month-over-month increases in both the number of sales and average prices across all Regions, alongside steady inventory levels as the spring market progresses

📢 “The Bank of Canada’s decision to hold the overnight lending rate at 2.25% provides a level of stability that is helpful for both buyers and sellers navigating today’s market,” said CLAR President Christine Riley. “As we move further into the spring market, we’re seeing increased activity across our Region, with more sales and steady listing levels creating a more dynamic environment. While affordability challenges remain, this momentum is helping to bring more balance to the market and giving buyers and sellers greater confidence in their decisions.”

🏡 Kawartha Lakes reported 82 sales in April, up 7.9% from 76 in March. The average price increased 4.7% month-over-month, from $681,209 to $713,225. New listings rose 19.2%, with homes spending an average of 44 days on the market.

🏡 Durham Region recorded 686 home sales in the month of April, up 15.1% from 596 in March. The average selling price in Durham increased slightly to $845,361, up 0.9% month-over-month from $838,190. New listings rose 22.1% to 1,920, with homes spending an average of 24 days on the market.

🏡 Peterborough County saw 168 sales in April, up 41.2% from 119 in March. The average home price increased 7.9%, from $597,912 to $644,923. New listings rose 33.5%, with homes spending an average of 37 days on the market.

🏡 Northumberland County recorded 103 sales in April, slightly up from 102 in March. The average price increased 6.5%, from $670,503 to $714,267. New listings saw a slight decline of 1.2% to 324, with homes spending an average of 56 days on the market.


📢 “Our Region continues to benefit from strategic government investments that are directly supporting long-term growth and development. The province’s recent $17.2 million investment in water infrastructure across Northumberland and Peterborough South is a critical step in unlocking much-needed housing supply, while also driving job creation and broader economic growth in our communities,” said CLAR CEO Wendy Giroux. “As municipalities enter a new election cycle, CLAR remains committed to advocating for policies that prioritize housing supply, affordability, and sustainable community growth for residents across our communities.”

📈🏠 April Housing Market Update 📈🏠 The Central Lakes Association of REALTORS® has released its March 2026 housing market statistics, reflecting continued price adjustments across most Regions, alongside stronger sales and new listing activity compared to the previous month.

📢 “This month’s data reflects a housing market that continues to create opportunities across our Region,” said CLAR President Christine Riley. “With increased sales activity and growing inventory, buyers and sellers have more room to breathe as we move into the spring market. Staying prepared and keeping an eye on market conditions will be key, allowing people to make a move when the timing feels right for them.”

🏡 Kawartha Lakes reported 76 sales in March, up 65.2% from 46 in February. The average price increased 10.9% month-over-month, from $614,435 in February to $681,209 in March. New listings rose 73.6% month-over-month, with homes spending an average of 53 days on the market.

🏡 Durham Region recorded 596 home sales in March, up 63.3% from 365 in February. The average selling price in Durham came in at $838,190, down 2.5% month-over-month from $859,846. New listings increased 57% month-over-month, with homes spending an average of 25 days on the market.

🏡 Peterborough County saw 119 sales in March, up 50.6% from 79 in February. The average home price increased slightly, from $596,478 in February to $597,912 in March. New listings rose significantly, showing an 82.8% increase, with homes spending an average of 49 days on the market.

🏡 Northumberland County recorded 102 sales in March, up 43.7% from 71 in February. The average price decreased slightly month-over-month, from $693,431 in February to $670,503 in March. New listings rose 79.2% to 328, with homes spending an average of 47 days on the market.

📢 “The decision to remove the 13% HST on new homes for a wider range of buyers is a smart and responsible step by the government that reflects the realities of today’s housing market,” said CLAR CEO Wendy Giroux. “We applaud this move—lowering upfront costs will make homeownership more attainable, while the Canada-Ontario Partnership to Build further strengthens this momentum through significant investments in housing-enabling infrastructure, reductions in development charges, expanded transit commitments, and meaningful tax relief for new homebuyers. Together, these measures will help support much-needed housing supply and improve affordability across Ontario.”
