Caledon home prices surge 9.3 per cent to $1.23 million in July 2026
Having called Caledon home for more than 25 years, I’ve seen the community evolve—and July 2026 brought another significant milestone. The average home price in Caledon climbed to $1.23 million, marking a 9.3% increase from June. Detached properties led the way with a 17% rise, while semi-detached homes saw a 6.5% bump. Interestingly, attached homes and condos experienced slight declines year-over-year, and both sales and listings were down. These shifts reflect the changing dynamics of our local market—a reminder of how unique and resilient Caledon continues to be. Ontario Needs New Infrastructure Financing for Housing
Having called Bolton and Caledon home for over 25 years, I’ve seen firsthand that building new communities involves much more than just zoning approvals. Before any homes can take shape, we need essential infrastructure—water, roads, utilities, parks, and environmental remediation. These are significant costs that often come long before any sales or rental income, meaning developers are sometimes faced with tough choices: more equity investment, higher prices, redesigns, or even project delays.

Ontario’s current system allows some recovery of these growth-related expenses, but it’s limited and leaves a lot of risk with those building our communities. A district financing model designed specifically for Ontario could really change the landscape. By spreading infrastructure costs over time—with municipal oversight, clear rules for what’s covered, transparent levies, and tying repayment to the properties that benefit—we could help move many deferred projects forward, making housing more deliverable.

As someone deeply committed to connecting clients with the best opportunities in Bolton and Caledon, I believe these kinds of solutions are key to maintaining the great lifestyle our area is known for.
