Hello Friends! Marcus and I are back with the monthly 🍸Caledon Stats & Cocktails for March 2026 🏡

Let’s start with this month’s cocktail: the Rum Collins — fresh, light, and easy to enjoy.

Ingredients:
• 2 oz Cuban rum
• ¾ oz fresh lemon juice
• ½ oz sugar syrup
• 1 dash bitters
• Top with soda water

Shake the rum, lemon juice, syrup, and bitters with ice, pour into a glass, and top with soda water. Refreshing and simple.

Now for the March 2026 market stats:

🏠 Homes Listed: 191 (vs 237)
📉 Sales: 49 (vs 67)
📆 Days on Market: 40 (vs 25)

As a first time home buyer, you’ve probably asked yourself lately…”Is it even worth trying to buy a home right now?”

With today’s home prices and mortgage rates, renting can feel like the easier path. In some cases, it might even feel like the only realistic option.

Historically, spring has been one of the strongest seasons for home sellers. April specifically tends to bring a surge of motivated buyers who are ready to move before summer. Families want to settle in before the new school year, and the warmer weather makes home shopping more appealing.

Spring consistently brings more active buyers to the market across Canada. Families planning around the September school year start looking now, and longer daylight hours mean more showings. That seasonal demand can work in your favour — especially if local inventory is still limited in your area.

If you're thinking about listing this April, here's one key tip: strategic pricing is everything. Overpricing can cause your home to sit, even in a competitive market. Work with an agent who knows your local market data and can position your home competitively from day one.

Also, don't skip the prep work. Curb appeal, fresh paint, decluttering, and professional photos make a massive difference in how quickly your home sells — and for how much.

Bottom line: April can absolutely be a great month to list, but success comes down to timing, pricing, and presentation.

I’ve read Never Split the Difference by Chris Voss — and it’s one of those books that really makes you think.

It’s all about negotiation, but not in the way most people expect. It’s about listening more, understanding the other side, and building trust — not just trying to “win.”

In real estate, this couldn’t be more relevant. Every deal, every conversation, every offer involves people, emotions, and goals. The best outcomes come from understanding what really matters to everyone involved.

A good reminder that strong negotiation isn’t about pushing harder — it’s about communicating better.

Thinking about multigenerational living?

Before you start house hunting, ask yourself one critical question:

Is everyone genuinely choosing this — or is someone just going along with it?

The families who thrive in multigenerational arrangements almost always have shared intent. Everyone wanted it. Everyone understood what they were agreeing to. That's completely different from one party tolerating it because the math worked out or because it felt easier to say yes.

This matters more than the floor plan, more than the financing structure, and more than how nice the property is. If the foundation isn't mutual commitment, the rest won't hold up.

Other questions worth sitting with: Are the financial expectations truly clear and fair? Does everyone have a realistic picture of what shared space feels like on a random Tuesday, not just on a great weekend?

If the answers are honest and mostly positive, multigenerational living can be genuinely great. But if there's hesitation at this stage, it's worth pausing before you move forward.
