✅How to make your Rental Application stand out from the crowd✅
Whether you are applying for an East Vista rental unit or any other, it’s important that you submit a high-quality Rental Application package. In today’s competitive rental market, you need to differentiate yourself, by providing everything that a Housing Provider needs to make a swift decision with confidence.
What does a strong Application Package look like?
1. A fully completed Rental Application. By ‘fully completed” we mean that there are no gaps in the information that would cause the Housing Provider to question the quality of the application. For example, not including your Previous Landlord’s name or phone number would be a red flag, even if it was just an oversight. Take time to provide as much detail as possible.
2. Equifax Credit Report – full PDF version. Screen-shots and photos are just not good enough and can disqualify an application outright. The report must also clearly show your name and Credit Score and information such as previous addresses must match with what is submitted in the application.
3. Proof of Income. At the very least, two of your most recent Pay Stubs should be submitted. A job letter and/or contract should also be submitted, if possible. A note about job letters: not only does it need to confirm your employment, but also your position and wages. The contact information for the author of the letter should be readily available on the letter.
4. Photo ID. With the rise of rental scams and identity theft, it’s important that an applicant provide proof of who they say they are. The photo ID also allows a Housing Provider to confirm details on the rental application (e.g. spelling of names, current address, etc.).
5. Supplemental Information. Include any other documents that you feel will make your application stand out from the crowd, including: a Landlord Reference Letter, Bank Statements, Rent Receipts, Tenant Statement from current Landlord, etc.).

Not only does it better-communicate your suitability as a Tenant, but it also decreases friction through the whole application process. By ‘friction’ we mean the delays and endless back-and-forth caused by an incomplete or fragmented application.
