Missed mortgage payments can lead to Power of Sale or Foreclosure — and they’re not the same.

In Ontario, Power of Sale is more common. The lender sells the home to recover the debt, but if it sells for more, you may still receive the remaining money.

Foreclosure is rarer and goes through the courts. The lender takes full ownership of the home — and any profit from the sale.

🚨 The flipping dream sounds so smart… until the tax bill hits. 😬
Buy low. Renovate. Sell in months for big profit?
Since 2023, if you sell ANY Canadian home in less than 365 days, the CRA treats your entire profit as regular business income — 100% taxable at your normal job tax rate.
Even if it was your primary residence.
No principal residence exemption. No 50% capital gains break.
Real example:
You earn $100k at your job + $100k flipping profit = $200k taxable income.
Your tax bracket just got painful. 💸
Exceptions exist (death, divorce, disability, insolvency, or qualifying work relocation), but you’ll need solid proof the sale was directly because of that event.
Moral of the story? Quick flips aren’t the free money hack they used to be.
Hold longer, live in it genuinely, or talk to a tax pro before you start swinging that hammer.

How much down payment do you REALLY need in Canada?
Canada’s rules changed recently — and it can mean a much smaller minimum down payment than you think

📌 Minimum down payment basics:
• 💰 5% for homes up to $500,000
• 💰 5% on first $500K + 10% on the portion up to $1.5M
• 💰 20% only if the home is $1.5M+ 💸

💡 Tip: Less than 20% down = mortgage insurance required (e.g., CMHC).
But it helps first-time buyers get in sooner.
