At the end of July, Muskoka had 537 active waterfront listings, the highest July inventory in nine years. Buyers have more choice, but prices haven’t collapsed—the median waterfront sale price is only 1.8% lower than last year.

The waterfront properties that sold moved in a median of just 21 days and achieved approximately 95% of their final asking price. Meanwhile, more waterfront listings expired or were cancelled this year than actually sold.

We were so lucky the other evening to witness two loon parents with a small baby in tow on Lake Rosseau. We observed them from a far with a zoom lens.
