Today our government will remove the full 13 per cent HST from the purchase of newly constructed homes valued up to $1 million. This will save purchasers up to $130,000 when buying a newly built home.

The maximum rebate of $130,000 would also be maintained for new homes valued up to $1.5 million and would decrease proportionally to a maximum of $24,000 for homes valued up to $1.85 million.

For many purchasers looking for a newly constructed home, (not just first-time home buyers) this is welcome news! Buying a home is one of the biggest financial decisions a person can make, and this measure will help make that goal more achievable for more people.

This initiative is also expected to deliver nearly $2.2 billion in joint housing tax relief, help thousands more families across Ontario purchase a home, and boost our economy by an estimated $2.7 billion.

Here is some good news for greater consumer protection when it comes to buying a new home from a builder or seller who are now required by law to be licensed by the Home Construction Regulatory Authority. They must also obtain approval from Tarion for each new home sale and enroll the home in Ontario's new home warranty program.
Licensed builders and sellers must demonstrate that they meet the HCRA's competency requirements and are held to professional standards under the Code of Ethics. Operating without a license is illegal and undermines essential consumer protection measures.
