This time of year always makes me think about home. Not just the houses, but the people in them, the kitchens that get a little too crowded, and the traditions that only make sense to your family. Getting to be a small part of so many of those stories is something I’m genuinely grateful for.

It's all fun and games until the home inspection report lands in your inbox.

Buying or selling a home involves a lot more than most people ever see. There are the calls after every showing, the conditions that need a gentle push, the paperwork, the deadlines, and the moments when a deal starts to wobble and someone has to steady it. That part is my job, so it doesn't have to be yours.

So no, you're not doing this alone. I'm already in the car with my keys and my tea.

Quick heads-up before your next showing: assume someone is listening.

Whether it's a booked showing, an open house, or just a walk around the property, I always tell my buyers to act as though the seller can see and hear everything. Doorbell cams, security systems, smart speakers -- there are more ways to watch and listen these days than I know about, and more than you know about too.

So here's what I recommend:

Keep your reactions as neutral as you can while you're inside. Love the kitchen? Hate the paint? Save it for the car.

Jot down quick notes as you walk through so nothing gets lost before we talk it over.

If something catches your eye, a gentle nudge or a quiet "let's chat about this later" to me or your family member is plenty.

It's not about being paranoid. It's about protecting your negotiating position. Better safe than sorry.

Overpricing feels safe. It's not.

When I sit down with sellers, we look at more than just what's currently listed, we look at how long those homes have sat, and whether they came to market priced right in the first place. Buyers today are patient, and they're picky. Price too high and you're not getting a negotiation, you're getting silence, or lowball offers that undercut you from the start.

Pricing strategy isn't a formality right now. It's the whole game.

Bradford Market Update: What August's Numbers Actually Mean For You 🏡

Numbers are nice, but here's what they actually mean if you're thinking about making a move:

If you're buying: More choice, less competition. Active listings are up and homes are sitting a bit longer (31 days on average), meaning less pressure to rush a decision and more room to negotiate.

If you're selling: Pricing matters more than ever. Homes are still selling close to asking (98% of list price!), but with fewer buyers moving through, pricing it right from day one is what gets you sold, not a "let's see what happens" price tag.

Either way: This is a market that rewards having the right strategy, not just the right timing.

We changed up an old real estate saying.

You've heard it a thousand times: location, location, location, like that's the only thing that matters when buying a home.

Here's the truth: it's not.

Location matters, obviously. But so does layout, unless you're planning major renovations, the flow of a space can make or break your square footage. (I still have a tiny entryway in my own house that drives me up the wall. 😅)

And then there's the third one, love. That feeling you get walking through the door. Calm but excited. Like it's already yours.

Location, layout, love. That's the new rule.

It's been a busy couple of months, and honestly, really rewarding ones.

A wonderful couple had been searching for over 10 years for the perfect bungalow with a walkout basement to suit their family's needs, and watching that finally come together was such a full-circle moment. I also got to help a first-time buyer take his first big step into homeownership in Barrie, and that feeling never gets old. Helped a couple other buyers find their next home, too, alongside some great fellow agents, always happy to support. I'm so grateful to be trusted with moments like these.

"Forever home" gets thrown around a lot. But here's the truth: most people's first home isn't their last, and it doesn't need to be.

What it needs to do is work for the next 5 to 7 years, build you equity, and not box you in.

I've had buyers get stuck chasing "perfect" when a really good starter move would've had them further ahead, sooner. The house doesn't have to check every box. It has to be the right next step.
