Canada’s Affordability Streak Hits 10 Quarters
Canada has now seen 10 straight quarters where affordability remains a pressing issue for homebuyers and sellers. As someone who’s helped hundreds of families across Brampton, Mississauga, Peel, Halton, the GTA, and Hamilton navigate this evolving landscape, I know firsthand how shifting mortgage rates can impact your decisions. Economists are now saying that we can’t count on lower mortgage rates to boost affordability in the year ahead; instead, all eyes are on home prices and rising household incomes. In our market, trends are highly local: what’s happening in Toronto or Vancouver looks very different from what we’re seeing in Calgary or Edmonton, and even within our own neighbourhoods, every client’s situation is unique. Slower population growth might help balance housing demand and ease price pressure, while a strengthening labour market could offer some support for household budgets. Still, it’s clear that real progress on affordability depends on home prices moderating. My focus remains on understanding these complexities for each community I serve, so clients can make informed choices—whether buying, selling, or planning for the future.
