Canada's Affordability Recovery Faces 2027 Pressure
Canada’s affordability saw only a slight boost in Q2—just under a single point, settling around 53%. That’s the smallest gain we’ve seen in almost a year. This uptick was driven entirely by income growth; home prices and borrowing costs barely budged, so broader affordability didn’t really move. Economic analysts are signaling that this fragile recovery could run out of steam, since today’s stable prices and rates might not hold, especially if longer-term rates face upward pressure. Wage increases and a one-time federal benefit did help households late in the quarter, but some markets still experienced their first affordability setback in several quarters. As we move into the new year, keep an eye on higher bond yields, the possibility of central bank rate hikes by 2027, and rising utility costs—all factors that could gradually nudge homeownership expenses upward. As a real estate agent, I’m always keeping these market shifts in mind to help clients navigate their options in a changing landscape.
