TOP 3 KITCHEN TRENDS FOR 2021!

With new kitchen brands, lots of innovative design ideas and clever twists on old appliance designs on display in kitchen showrooms across the country, there's plenty of on-trend looks appliances to pick from.

With that said, here are 3 of the biggest trends in 2021.

1. A fresh take on mid-century

Bright whites contrast with rich timbers and soft curves to lend a modern mid-century flair to contemporary kitchens.

Dark walnut cabinetry works to keep the look simple with smart bespoke detailing. Tall white cabinets and light marble splash-backs and countertops draw the eye up creating an illusion of space, keeping the look fresh and of the moment.

2. Wood finishes

Out of fashion for a while, wood is now being revived. These kitchen cabinets use subtle-grained ash, paler than oak or walnut, to pick out the warm tones in manmade stone.

3. Mixed materials

Contrast is king when it comes to mixing materials; the trick is to make sure that every material used encourages the others to really sing.

Brass and steel with marble and dark timbers are a winning formula.

'Use a fusion of tactile materials to achieve a confident blending of styles,' advises architect Natalia Miyar. 'Marble, wood and metallics complement each other well with different shades of wood and metal often bringing warmth and contrast to a cold marble surface.

'Using contrasting materials for different worktops within a kitchen naturally creates different zones within a room, not only making a space more practical but aesthetically creates a visually pleasing and harmonious space to live in.'

RENTAL UNIT BIDDING WARS ARE BECOMING THE NORM IN TORONTO

Before, we'd only hear of bidding wars in traditional housing markets, especially for detached homes that were scarce in availability.

However, thanks to this fall’s anticipated return to offices and post-secondary campuses, bidding wars for rental properties have become the norm in Toronto.

With tenants continuing to show a preference for larger suites — likely due to the number of people working from home — average prices for 2 bedroom condos and rental apartments are increasing faster than 1 bedroom, according to Rentals.ca’s National Rent Report.

According to the report, the average rent in Canada increased for the 3rd month in a row.

“As employees get called back to the office, and colleges and universities announce their reopening plans, demand has increased significantly in central locations, especially in Toronto and Vancouver where bidding wars are being reported again for rental properties,” Ben Myers, President of Bullpen Research & Consulting, said in the rent report.

Toronto's one-bedroom rents are rising 1% monthly, but falling 9% annually to $1,855. 2 bedroom rentals also increased 4.2% month-over-month and down 3.2% annually to $2,606.

Etobicoke's 1 bedroom rentals are reaching $1,802, while 2 bedrooms climbed to $2,606 in July.

Mississauga's 1 bedroom rentals are reaching $1,753 and $2,129 for 2 bedrooms last month.

Ontario reported the second-highest rental rates (next to Vancouver) last month, averaging $2,024 for all property types, marking a 3.3% monthly increase. However, average rents in Ontario dropped 2.2% annually.

IDEAS FOR MODERN-STYLE BATHROOMS

Modern style can mean different things to different people, but generally speaking, when we refer to modern design, some of the same concepts and strategies are often found: geometrical shapes, neutral or basic colors, little to no decorative flourishes, and natural materials.

If you're remodelling a bathroom in a modern home, you'll be inspired by some of these examples from prominent designers.

1. Modern Simplicity
The hallmarks of a modern design are simple geometric shapes (dominated by squares and rectangles), the predominance of white with a little neutral gray, a natural stone backsplash, and little in the way of decoration.

2. Open-Plan
Another feature of a lot of modern-style bathrooms is an open plan, usually involving transparent glass walls around showers. This is especially good in smaller spaces.

3. Minimalist White
Minimalism is a major feature of modern decor - all white, focused on function, and without any fluff are definitely things found in a modern bathroom

HERE'S WHAT'S REQUIRED TO MAKE A LEGAL BASEMENT - PART 3!

In the last 2 posts, I talked about the following requirements to create a legal basement:

1. General Building Restrictions
2. Legal Basement Apartment Window Requirements
3. Plumbing Requirements
4. Heating and Cooling

Now, I'll go over the last 3 you need to abide by to complete a legal basement.

5. Electrical
Legal Second Units must have a light switch in every room. Legal Basement Apartments must have a switch at the top and bottom of the stairs, if applicable.

The most important Electrical requirement of Legal Second Units is that they must be inspected and approved by a licensed Electrical Safety Authority (ESA) Electrician. The electrician will either deliver a certificate or place a special sticker on the main breaker panel for the unit.

6. Fire Safety
Legal Second Units must have 30mins of fire separation between themselves and the main unit. This separation can be in the ceiling or walls, depending on the orientation of the unit.

If the whole house has interconnected smoke alarms, the minimum required fire separation is reduced to 15mins.

As with homes, smoke alarms are required:

1. On every level of the home or unit
2. In the common area outside sleeping areas
3. In each bedroom
4. In any other shared or Common areas
5. In the Furnace Room, if it's separate for the Secondary Unit

7. Exits
Legal Basement Apartments may have a common exit with the main unit only if the smoke alarms are interconnected.

All Legal Second Units must have a second means of escape if the primary entrance is through the main unit. This is the most common violation of basement apartments.
