You can now buy a Toronto condo for under $400000 in some pockets. May 2026 GTA condo average: $673841 — still falling. But here's what matters more: zero new condo projects broke ground in Q1 2026. Zero. When the pipeline dries up in 2028–2029 the people who bought at today's suppressed prices are going to look very smart. The fundamental demand for Toronto real estate hasn't gone anywhere. Best 5-year fixed rate in Canada right now: 4.09%. Best variable: 3.35%. On a $1M home with 20% down the gap between today's fixed rate and last year's is about $300/month. Everyone was talking about rate cuts. Now a hike is back on the table. Bank of Canada held at 2.25% on April 29. Oil at $90–110/barrel. Inflation risk building. National Bank says hold all year. Scotiabank says hike to 3% by year-end. Framework: Risk-averse? Lock in 4.09% fixed. Risk-tolerant? Variable at 3.35% has upside IF hikes don't materialize. GTA Home Sales Up 6.3% in May — Three Straight Months of Gains

GTA home sales: 6583 in May 2026. Up 6.3% year-over-year. Third straight month of gains. New listings down 18.9%. Average price still at $1069700 — down 4.6% from last year. Sellers — this could cost you tens of thousands of dollars and most people have no idea it's happening ⚠️ When you list your home, some unethical agents are writing that commission is payable upon ACCEPTANCE of an offer — not upon closing. If your deal falls through for any reason — financing, failed inspection, buyer backs out — you can still be sued for the full commission. This has happened. Real estate lawyers have confirmed it. Before you sign anything, make sure your commission clause says payable upon closing. And make sure your realtor walks you through every word.

There are more unsold new condos in Toronto right now than at any point in recorded history 🏗️ 4,295 brand new units sitting empty — more than double from last year. Prices down 5%. And the federal HST rebate just knocked another $100,000 off the price of new unsold condos. That's the lowest entry point for new downtown Toronto real estate in years. Realtors — law firms are actively contacting homeowners with unsold listings and building negligence cases against listing agents ⚠️ Here's the real case: a 2,500 sq ft home was listed at 700 sq ft. The home sat on the market for 90 days. The seller was then contacted by a law firm with grounds to sue the agent. Under TRESA, you are required to have accurate property information in your MLS listing. Square footage verification costs approximately $5. The lawsuit it prevents could end your career. Don't cut corners on the paperwork.
