There are a lot of cash buyers out there who are making it challenging for people to buy homes in this market.

However, it is not impossible to beat a cash offer.

If you structure the deal properly- it can be far more appealing to the seller.

All you need is a good realtor who knows how to negotiate.

Buying a home is a massive investment. So you must consider all the aspects before closing a deal.

Make sure you get a good realtor who can identify these red flags and steer you away from homes with issues like these.

You may be able to discern such issues yourself during a home tour. But this being a realtor's niche, they will not miss the problems you might overlook.

Selling your home is a big deal, and you need the right people around you. Take it from me- it’s okay to be picky!

Enter the listing appointment.

A listing appointment is YOUR chance to get the info you need to feel confident about selling. Plus, it allows you to make sure you feel GREAT about the realtor you’ve chosen.

Before the appointment, brainstorm questions you’d like to ask. Questions like:

⭕What kind of response time can I expect to calls, emails, and texts? Not just messages from me but also questions from buyer’s agents and prospective buyers.
⭕How will you market my home?
⭕How are showings scheduled?
⭕How many homes have you sold in my area?
⭕What are your average days on market?
⭕How do you vet potential buyers?
⭕What do you need to do to get my home ready?
⭕Is there a possibility that you will also present the buyer?
⭕What are the costs of selling?
⭕How often will we communicate?

There may be other questions you have. Just remember you’re in the driver's seat. Your realtor is there to answer your questions and make the process of selling clear, doable, and as smooth and easy as possible.

Even in this market, the highest offer doesn’t always win.

True story!

Sounds crazy, I know, but here are 6 reasons the highest offer doesn’t always wow the sellers and win the house.

🔴Buyers are inflexible on the selling timeline.
🔴Buyers aren’t pre-approved for a mortgage prior to making an offer.
🔴The highest offer has too many contingencies.
🔴Buyers ask for things sellers made clear weren’t for sale.
🔴Another offer is 100% cash with fewer contingencies.
🔴Buyers don't seem personable.

Most of the time, the highest offer wins the house. But not always! In fact, sellers are free to choose whichever offer they want.

The easiest way to find the right agent is to sniff out the wrong one!

Here are a few red flags:

🚩Slim references.
🚩Unfamiliar with your neighborhood.
🚩Unable to adequately answer your question.
🚩New to the area.
🚩Hard to reach by phone, email, or text.
🚩Rushes or pressurizes you to make decisions before you are ready.

There are so many knowledgeable and experienced agents out there. So don't settle!

Ask around until you find an agent you click with– getting top dollar for your home depends on it.

Here are five pieces of real estate advice to IGNORE:

MYTH: Spring is the best time to sell.
FACT: The best time to sell is when you’re ready. Don't rush a major decision when there are perks to selling your home at all times throughout the year.

MYTH: FSBO saves you money.
FACT: Real estate agents are experienced and knowledgeable about home pricing. A good agent can help you get more ROI on your investment.

MYTH: Higher Price=Higher offer.
FACT: Pricing your home accurately will generate interest among the right buyers and may even lead to a competitive bid and a higher offer price.

MYTH: Open houses sell homes.

This short-term financing option can help you bridge the gap between buying a new home and selling your old one. It enables you to tap into your existing home equity before you have sold.

However, there are some issues to consider before you apply for a bridge loan:

The interest rates and fees are usually higher than typical home loans.
The equity from your current home will be used to secure the loan.
The credit requirements are often greater for bridge loans than for standard financing.
