🚨Closing Costs🚨

👉🏻 Closing costs are a factor that most buyers tend to forget about when budgeting and searching for their dream home.

📌 Closing costs are the fees and charges in excess of the purchase price of the property due at the closing of a real estate transaction.

Closing costs typically are 1.5% of the home’s purchase price. In some instances the closing costs can be more than 1.5% as well. 👈🏻

📌 Closing costs are generally referred to as the Land Transfer Tax (LTT), Real Estate Lawyer Fees, Municipal Land Transfer Tax (MLTT; only applicable if the property is located in Toronto), Title Insurance, Fire Insurance, and other miscellaneous expenses (such as inspection costs, moving costs, etc).

🚨 It is best recommended as a buyer to budget accordingly so that you have sufficient capital to cover for closing costs above your downpayment on the home.

An experienced realtor, like myself or an experienced mortgage broker can help you determine these costs and help you coordinate your purchase and make it an stress-free process. Being prepared for these extra costs before-hand save you a headache as a buyer at the time of closing. 👈🏻

🚨Down Payment🚨

A common misconception in real estate is that you need a lot of capital or cash in hand to be able to purchase a property.

However, there are tiers of down payments available for buyers when it comes to real estate, 5%, 10%, or 20%. The minimum amount you need for your down payment depends on the purchase price of the home. 👈🏻

📌 It is important to note though if your down payment is less than 20% of the price of your home, you are required to pay and purchase Mortgage loan insurance.

👉🏻 If the property is $500,000 or less in value, then your minimum amount of down payment is 5%.

👉🏻 If the property is $500,000 to $999,999, then your minimum amount of down payment is 5% on the first $500,000 and 10% for the remaining portion above $500,000.

👉🏻 If the property is $1 million or more, then your minimum amount of down payment is 20% of the purchase price.

📌 Another important note is that if you’re self-employed or have a bad credit history, then mortgage lenders might require you to put a larger down payment.

🚨 Assignment Sales 🚨

“Assignment Sale,” “Assignment Available,” “Assignment Clause Included” are just some of the common phrases that pop up as incentives for buyers when it comes to purchasing a Pre-construction home or condo.

However, there are rare occasions where an assignment can happen with resale properties as well. 👈🏼

At times some buyers or sellers don’t know what an assignment sale is and some of the possible benefits it could provide them. 🤔

✅An assignment sale allows the initial buyer to assign their original Agreement of Purchase & Sale to new buyers at a certain price which is usually higher than the price the original buyer purchased their unit at.

👉🏽 Essentially, the original buyer is freed from the deal and the new buyer is obligated to abide by the APS schedules and close on the said property when the time comes.

📌 It is important to note though that using an assignment clause can sometimes be associated with a cost that the builder sets at the time of purchase. It could range anywhere between being Free to any dollar amount.

👍🏻Having an assignment clause available is very beneficial because it allows the original buyers to sell their unit before closing and make their profits in a small period of time. As for the new buyers it allows them to get access to a prime project/location that could have been previously sold out.
