🏡 Ontario 13% HST Rebate on New Homes (FULL DETAILS)
💥 What was announced
Ontario will remove the full 13% HST on newly built homes
This includes:
8% provincial portion
5% federal portion (through partnership)
Goal: make new homes cheaper + boost construction
💰 Rebate Amount (How much you save)
Homes under $1M
👉 100% of 13% HST removed
👉 Savings up to $130,000
$1M – $1.5M
👉 Max $130,000 rebate (flat cap)
$1.5M – $1.85M
👉 Gradually reduced rebate
Above $1.85M
👉 Only old rebate (~$24,000) applies
📅 When it applies
Start date: April 1, 2026
End date: March 31, 2027
Only valid for purchase agreements signed during this 1-year window
👤 Who qualifies
✔️ ALL buyers (not just first-time buyers)
✔️ First-time buyers
✔️ Investors / rental property buyers
✔️ Must be:
Newly built home OR substantially renovated
Used as a home or rental property

⏳ Limited-time program (1 year only)
🏗️ Construction deadlines apply (home must be completed within set timelines)
💳 Usually applied directly at closing (builder credits it)
