When rates drop, we see a quick surge in homebuyer demand—resales tend to climb within months, and the biggest jump comes around 18 to 24 months later. However, the supply side is much slower to catch up; new housing starts don’t really pick up until about two years after the rate cut. A strong job market and easier lending can make buyers even more confident, speeding up this demand. But for builders, it takes time to get projects off the ground—permits, planning, and especially multi-unit developments all add to the timeline, even when financing is more attractive. This means that while lower rates can help increase supply eventually, the immediate effect is often higher demand and more competition, not lower prices. The average price fell by 7.5% to $634,972, which has made condos more accessible and encouraged more buyer activity. With sales on the rise, we could see prices stabilize as we head into 2027.
