Top 5 Lessons I’ve Learned Investing in Southern Ontario Real Estate

After years of investing in Southern Ontario, here are the biggest lessons I’ve learned along the way:

• Cash Flow Still Matters: While property values have skyrocketed and then corrected slightly in some markets, buying purely for appreciation can be risky. Ensuring positive cash flow helps weather market shifts. Either find a way to maximize cash flows or value add to a property.

• Off-Market Deals Are Gold! The best deals often never hit the MLS. Networking with wholesalers, realtors, and other investors can uncover hidden opportunities. This means build solid relationship built on trust, reputation, and honesty.

• Location Is More Than Just a City: Growth areas with strong rental demand, transit access, and future infrastructure projects outperform others. Not all hot markets are created equal.

• Financing Can Make or Break You: Understanding lender requirements, interest rates, and mortgage structures is crucial. The right financing strategy can maximize leverage and cash flow. You need to work with a Mortgage Broker that understands multiple facets facing real estate investments.
