If you’ve been reading real estate headlines lately, it probably feels like the market is completely unpredictable. One person tells you things are slowing down, while another says it’s impossible to get in.

Here is the real story behind the July 2026 stats from the Niagara Association of Realtors:

Average Price ($560,600 | -0.3% MoM): Prices are holding remarkably flat, giving buyers a predictable, stable entry point without sudden price spikes.

Number of Sales (105 | +11.7% MoM): Motivated buyers are actively moving when the right home hits the market.

New Listings (292 | +4.7% MoM): More inventory is hitting the market, giving you actual choices instead of settling.

Days on Market (40 Days | +5.3% MoM): The high-pressure frenzy is off, giving you time to inspect, breathe, and negotiate conditional offers.

When inventory grows and prices stabilize, first-time buyers gain the leverage they haven't had in years.

NIAGARA MARKET UPDATE- APRIL 2026

Seems like a lot of buyers in Niagara are still trying to figure out if the market is moving with them or against them.

April data is in. Here's the honest picture.
556 resale homes sold up 20% from March. Spring is here and buyers are moving.
1,483 new listings more options than March, and more than April last year.
Benchmark price at $573,700 down slightly from March, and still sitting well below last year's levels.
Homes selling in 49 days on average. Almost identical to March. The pace is holding steady.

Niagara remains a buyer's market. The data says so.

I'm not here to tell you what to do with that just making sure you have the real numbers.
