Buying a home is different than purchasing most other “products” in one important respect: agreeing to the price tag doesn’t guarantee you’ll get the property! There may be competing offers.

Fortunately, there is plenty that can be done to increase your chances of getting the home you want. 

The most effective strategy is to be proactive. Get alerted to and go to see properties that match your criteria the moment they come on the market. That way, you’ll get a jump on competing buyers. When you find a home you want, go in at the right price. You don’t want to pay too much, but your offer does need to signal to the seller that you’re serious. 

Effective offer presentation and negotiation also play vital roles. Having your offer presented with expertise and skill will maximize your chances of getting the deal.

Imagine moving to a neighbourhood that has something you really want, like a nearby golf course, more wooded areas and walking trails, or a faster commute to work. How would that impact your lifestyle?


Chances are, it would have a big impact! In fact, your choice of neighbourhood plays a huge role in your overall enjoyment of your home.

Of course, you might love living where you are right now, but if you’re looking for a change, here are some tips for finding a new area that fits your desired lifestyle:

Make a list. Write down all the things you want in a neighbourhood. For example, you might want to live in a bustling urban setting with nearby access to public transit, theatre, and shopping. Or, you might want just the opposite! The point is to clearly define your ideal neighbourhood.

Go on weekend scouting missions. Check out neighbourhoods that closely fit your criteria. Go for a walk. Check out the local amenities (parks, shopping, nearby golf course, etc.) Look at the types of homes in the area.

Talk to the neighbours. When visiting a targeted neighbourhood, try to chat with a few of the residents. If you see someone walking a dog, for example, say hello. Strike up a conversation. Get an idea of what it’s like to live in the area.

Get the facts. There is a lot of data available on neighbourhoods, including crime statistics, demographics, and more.

Check affordability. There’s no sense trying to get into an area where the homes are priced way beyond what you’re willing to spend. Conversely, you might be surprised by the type of neighbourhood you can afford. Find out.

I hope 2021 has been off to a great start for you!

If you have any big plans for the year, you might be interested in this famous quote by Benjamin Franklin, “If you fail to plan, you plan to fail.”

I would add, “Plan early.” We know that the sooner you get started, the more likely you are to ultimately succeed.

Say, for example, you’re thinking of selling your home this year. Even if you don’t expect to list until the summer or fall, there are numerous advantages to starting to plan now.

Wouldn’t it be helpful to know how much your current property is worth right now, how much you can invest in a new home, what the selling process will be like, etc.? That information would eliminate much of the uncertainty and help you move forward with more confidence.

You've found it– your "dream" home! You want to buy it. Now what?

You make an offer by submitting a signed real estate offer to purchase with the type of financing you desire. This is it, this will be the sales contract if the seller accepts it. Once you and the seller sign the paper, you are agreeing to the contract conditions.
